This letter confirms on April 11, 2025 the Historic Preservation Commission approved with
conditions #CA25-19 for the property addressed 215 East Wall Street, legally described as
Block 1, Lot 2, Green Parks Addition, City of Grapevine Texas. The following was approved
on this Certificate of Appropriateness:
1. Construct a new patio and patio cover addition to the existing detached garage;
as per the attached plans with the conditions a building permit is obtained from the
Building Services Department.
An approved Ce if" of Appropriateness is not an approved building permit; a
building permit,Lsj is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

Comments as follows:
1. Design sheets S1.0 and P1.0 must be coordinated to demonstrate the proximity of the two
structures meets minimum design standards.
2. Electrical switches shall be listed for use in wet locations where indicated.
3. Receptacles indicated shall be GFCI protected, located no less than 6'-0" from water's
edge, and be provided with a cover listed for use in wet locations.
4. Ceiling fan/luminaires must meet all applicable provisions of the 2020 NEC including
articles 410.10 and 680.
