We are committed to being a responsible business that prioritizes safety, respects our neighbors, and complies fully with all laws and regulations. Our service model will be family-friendly and focused on moderation— not a late-night bar or loud venue, but rather a cozy, community-centered caf6 that operates within reasonable hours. We believe this caf6 can be a positive addition to the neighborhood by supporting local employment, encouraging foot traffic, and creating a vibrant space for residents and visitors alike. Zoning Considerations: The proposed use and seating of this project will be equal to or less than the existing approved use of Mason & Dixie, which was open for breakfast, lunch, and dinner. We are not proposing a change of use other than full-service alcohol. The restaurant will be a mixed beverage permit with food and beverage certificate. The food service will be quick over the counter service with a counter that will sell beer, wine, and mixed beverages. 920 South Main Street Suite 4 150 Grapevine , Texas 76051 CONDITIONAL USE PERMIT APPLICATION AND SITE PLAN SET CHECKLISTS PLATTING VERIFICATION: To be filled out by the Public Works & Engineering Department at time of submittal ❑ It has been determined that the property described below does require platting or replatting and the applicant has been instructed on this procedure.
