SUBJECT: APPROVAL OF THE GRAPEVINE HISTORIC DISTRICT PATTERN
BOOK
RECOMMENDATION: City Council to consider an ordinance adopting the Grapevine Historic
Township Pattern Book for the Grapevine Historic Township and take any
necessary action.

BACKGROUND: The architectural firm Architexas assisted the Grapevine Historic
Preservation staff in developing a new document that addresses several
needs in the Grapevine Historic Township. The Grapevine Historic District
Pattern Book with an Executive Summary is the result of this work. This
work has taken place over the past two years.
Four primary house types appropriate for the Grapevine Historic Township
have been identified and are recommended, and guidelines and patterns
of design have been developed for each type. The four house types are
Folk Victorian, Queen Anne Victorian, Arts and Crafts Bungalow, and
Prairie Style. The Grapevine Historic Township has the opportunity to add
many new houses and additions to houses in the near future, additional
guidance for property owners is needed and is addressed by the
Grapevine Historic District Pattern Book.
The Grapevine Historic District Pattern Book offers guidance on
understanding your property; knowing the buildable area; choosing a style
from one of the four recommended types; planning the house shape (or
building form); and following construction and quality standards. The
adoption of the Grapevine Historic District Pattern Book will help property
owners to design homes that add to Grapevine's charm and work for
today's needs. By following the Pattern Book steps and using the right
materials, a house can be renovated or built that respects the past and is
complimentary to the existing properties.
