The subject site is plated as Grapevine Mills Crossing, Block A, Lot 5AR2, and currently zoned “CC”, Community Commercial District. REQUEST The applicant proposes expanding the existing 13,875 square foot restaurant by adding 2,660 square foot from the adjacent suite to the east, for a total of 16,535 square foot, to accommodate three golf simulators. Required parking for all uses on the subject site within the 48,931 square foot multi-tenant structure is 308 parking spaces and 308 parking spaces are provided. Conditional use request CU18-03 was approved to allow the possession, storage, retail sales, and on- and off-premise consumption of alcoholic beverages (beer, wine, and mixed beverages) in conjunction with a restaurant with outside dining. BACKGROUND INFORMATION The subject property was zoned “I-1” Light Industrial District prior to the 1984 City-wide Rezoning at which time the subject site was rezoned to “HCO”, Hotel Corporate Office District. · On June 18, 1996, City Council approved Z96-08 (Ord. 1996-42) to rezone 35.505 acres from “HCO”, Hotel Corporate Office District to “CC”, Community Commercial District for a shopping development that did not occur. CU25-25.4 SPRC 2 · On February 20, 1997, City Council approved CU06-55 (Ord. 2007-06) to establish a planned commercial center and to allow for two 40-foot pole signs. · On November 6, 2013, the Site Plan Review Committee (SPRC) approved CU13-26 to allow the subdivision of Lot 5A into two lots, proposed to be platted as Lots 5AR1 and 5AR2. · On April 17, 2018, City Council approved CU18-03 (Ord. 2018-38) to amend the previously approved site plan of CU06-55 (Ord. 2007-06) for a planned commercial center, specifically to allow the possession, storage, retail sales, and on- and off-premise consumption of alcoholic beverages (beer, wine, and mixed beverages) in conjunction with a restaurant with outside dining.
