29FIFTY APARTMENTS — CARPORT STRUCTURES
For verification purposes please email a PDF of the final plans to
atripleti@grapevinetexas.gov. Please do not reproduce final conies
• Please label the survey as the Dimensional Control Site Plan (sheet 1 of
3).
• Please number each sheet in consecutive order, add case number
SP16-23 to the lower right hand section of each sheet.
• Please provide the quantity of existing and proposed carports.
• The two carports shown on the western side of the subject site
within a drainage easement and building setback are prohibited and
must be removed.
• Please dimension the distance of the western, northern and eastern
carports to the nearest property lines.
• On the dimensional control site plan please add the adjacent zoning west
and northwest of the subject site as of "GU" Governmental Use District
and north and northeast of the subject site as "CC" Community
Commercial District.
Please add the following notes to the dimensional control site plan:
o Current zoning for the subject site is "R -MF -2" Multi -Family
District.
o No portion of any carport may encroach into any fire lane.
o No landscaping is being displaced as a result of the carports.
o The carports will meet the requirements of the 2006
International Building Code.
For verification purposes please email a PDF of the final plans to
atriplett@grapevinetexas.00v. Please do not reproduce final conies
The above comments must be reflected in the revised submittal,
which upon review, can be administratively approved. Please submit
the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
Two (2) unfolded, unbound blackline copies of each sheet, (minimum size 22" x
34")

This letter is to verify that your Site Plan Review application SP16-23 for property located
at 2950 Mustang Drive and platted as Lot 1 & 2, Block 1, Lakes of Williamsberg was
approved per the enclosed site plan on December 21, 2016. Please find enclosed an
approved site plan set for your records.
No site pian approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun
within that period, and is thereafter diligently pursued to completion or an occupancy permit
is obtained and a use commenced within that period. Approval of an application does not
authorize any work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use ora special use can only
be approved by city council through the public hearing process.
