PLANNING AND ZONING COMMISSION
Because you are a property owner within 200 feet of the subject tract of land as shown by
the last City-approved tax rolls, you received this notice. If you cannot or do not wish to
attend the hearing, the attached form is provided for your convenience. If owners of more
than 20% of the property within 200 feet of the subject tract object to the case, a 3/4 vote
of the City Council is required to approve the request.

Purpose of Request:
The public hearing is to consider an application submitted by Principle Auto for property located
at 2351 William D Tate Avenue, platted as Block 1, Lot 1RA, First Baptist Church of Grapevine
Addition. The site was approved for a conditional use permit CU21-04 (Ord. 2021-012) to allow
for the addition of a sales building for a Vantas/ Karma automotive dealership. This request is
specifically to remove an existing monument sign and add a 40-foot tall pole sign along William
D Tate Avenue frontage, directly north of the main entrance driveway. The property is zoned “CC”,
Community Commercial District and is owned by Principle Grapevine RE Ltd.

Council packets at https://grapevinetexas.gov/89/Agendas-Minutes 72 hours prior to the meeting.

PLANNING SERVICES

· Seal all sheets.
· In the signature block (provided below), add the ca se name, case number CU25-26 and
the address.
· Print an 11’ x 17” sheet to ensure that all vehicle stripping and property improvements
are legible.
· Add the following note:
o Lighting levels at the property line, including fro m the proposed pole sign, shall
not exceed 3.0 footcandles.
Overall Site Plan– Sheet A102
· Label sheet A102 as the overall site plan.
· Rotate the site plan to place north at the top (landscape orientation of the sheet).
· There are site layout changes including landscaping and pavement adjacent to the pre-owned
care sales building (see the second attachment) that are required to be reflected.
· West of the subject site, show and label the adjacent right-of-way, and label the service road as
William D. Tate Avenue.
· Show the full extent of the fire lane as it intersects with Stone Myers Parkway. Show the road
and label it as Stone Myers Parkway.
· Add the adjacent zoning to the north and south as “CC”” Community Commercial District.
· Add the adjacent lot information to the south: Classic Hummer Addition, Block 1R1, Lot 1R2.
· Add the adjacent lot information to the north: First Baptist Church of Grapevine, Block 1, Lot 2
· Add a vicinity map, a north arrow and a graphic scale.
· Add the title and signature blocks as shown below.

Dimensional Control Site Plan
· Provide a match line dimensional control site plan including the site plan key notes, and the
keynote callouts.
· Add graphic and numeric scales.
· Dimension the distance from the cabinet of the proposed sign to the nearest property line,
ensuring a minimum of 10 feet and that it is not located within any easements.
· Show the full extent of the fire lane as it intersects with Stone Myers Parkway. Show the road
and label it as Stone Myers Parkway
· West of the subject site, show and label the adjacent right-of-way, and label the service road as
William D. Tate Avenue
· Hatch the full extent of the fire lane to where it intersects with Stone Myers Parkway and label
its width throughout the site. Show and label the fire lane where it intersects with the adjacent
road, identified as Stone Myers Parkway.
· Provide an internal traffic circulation plan (directional arrows) for the entire site, including
connectivity from William D. Tate Avenue through to Stone Myers Parkway.
· Add a graphic scale.
· Rotate the site plan to place north at the top (landscape orientation of the sheet).
· Enhance the existing site data table to include the Data Table format provided to include the
following: zoning, land use, lot area, building footprint, and total building area, building height

· Add the following purpose statement:
o Conditional Use Permit CU25-26 is a request to amend the previously approved site plan
of CU21-04 (Ord. 2021-012) for an automobile dealership with sales and service of new
and used vehicles, to allow for the addition of a sales building for Vantas/Karma
automotive dealership. This request is specifically to add a 40-foot pole sign adjacent to
William D. Tate Avenue, on the north side of the main entrance. An existing monument
adjacent to William D. Tate Avenue will be removed.
· Label the refuse container and the above ground fuel tank locations adjacent to the east
property line.
· Add Title Block and Signature Block per site plan checklist.
· Based on the number the sheets in the signature block add 1 of ?, 2 of ?, etc.

· The current sign depiction, text and partial border included, is not acceptable. Provide a legible
sign elevation. Copies of copies are not acceptable and will be illegible on an 11” x 17” sheet.
Landscape Plan – Sheet #
NOTE: Light fixtures excluding accent lighting of architectural building features and lighting of public art
or public monuments shall be mounted no higher than the highest point of the primary structure on the
property. In no case shall light poles be greater than 30 feet in height.
· Label landscaping elements on the match line dimensional control site plan.
