This report provides our reasonable professional opinion of the condition of the load bearing wall on the date of our inspection and does not take into consideration any changes in the condition of the load bearing wall after that date. The inspection excludes the detached buildings, privacy or retain- ing walls, general site drainage away from the structure, material and soil sampling/testing, and verification of concrete reinforcement or knowledge of the location of interior grade beams, boxed structural members not in plain sight or previous repair work. Analysis and Recommendations: Subject Item: PROVIDE SIGNED AND SEALED LETTER FROM REGISTERED ENGINEER CONFIRMING SITE INSPECTION AND APPROVAL OF STEEL BEAM WHEN WORK IS COMPLETE A field inspection was made to determine the beam required to replace the columns between the kitchen and living room in the first floor of the two-story, single family house. Discoveries: • The existing floor over the kitchen consists of 2x12 joists fastened into a glulam beam concealed in the attic. • The existing beam and columns can be replaced with a W10X22 x 22' Steel I -Beam, concealed in the attic. • The steel beam is to be supported by a minimum of 3.5" bearing length across the full width of the beam on the interior side and by a minimum of 5.5" bearing length across the width of the beam on the exterior end to support the notch at the top of the beam to fit under the roof decking. • The recommended beams have been designed in compliance with the 2021 IRC. • See attached drawings for more information.
