Services or its principals, agents or employees. The client agrees that neither CLDS nor its employees or owners will be

1. Knowledge of the subsurface conditions without extensive geotechnical data obtained from onsite drilling and test-
ing of the recovered samples,
2. Knowledge of cracks, vertical differential displacement of floors without uncovering of the floor by the client; and
3. Any other element such as joists or beams and other structural members that is boxed or otherwise not readily
available to CE for viewing, and releases CE from any liability attributable to such knowledge or conditions.
Any prescribed repair or maintenance plan detailed by this report is based on observations of apparent performance of the
facility at the time of this structural survey. Compliance with any code or specification other than as expressly noted is
specifically excluded.
This report was prepared expressly for the client and expressly for the purposes indicated by the client. Permission for use

Crosstown Engineering (CE) was retained to inspect the subject load bearing wall and to provide an opinion.
No other information was provided regarding prior engineering reports, recommendations for foundation repairs
or construction documents relative to this structure. This report provides our reasonable professional opinion of
the condition of the load bearing wall on the date of our inspection and does not take into consideration any
changes in the condition of the load bearing wall after that date.
Scove of Work Limitations:
This report is for informational purposes only. The inspection excludes the detached buildings, privacy or retain-
ing walls, general site drainage away from the structure, material and soil sampling/testing, and verification of
concrete reinforcement or knowledge of the location of interior grade beams, boxed structural members not in
plain sight or previous repair work. Removal of floor coverings or performance of invasive tests or procedures is
not included.

STEEL BEAM WHEN WORK IS COMPLETE
A field inspection was made to determine the beam required to replace the columns between the kitchen and living
room in the first floor of the two-story, single family house.
Discoveries:
• The existing floor over the kitchen consists of 2x12 joists fastened into a glulam beam concealed in the
attic.
• The existing beam and columns can be replaced with a W10X22 x 22' Steel I -Beam, concealed in the
attic.
• The steel beam is to be supported by a minimum of 3.5" bearing length across the full width of the beam
on the interior side and by a minimum of 5.5" bearing length across the width of the beam on the exterior
end to support the notch at the top of the beam to fit under the roof decking.
• The recommended beams have been designed in compliance with the 2021 IRC.
• See attached drawings for more information.

This letter is to formally authorize our client. Jim Manning, to apply for and obtain all necessary
permits from the City of Grapevine related solely to the wall removal portion of the residential project
located at 2715 Summer Wind Dr, Grapevine, TX 76051.
DFW Wall Removal, LLC, under the ownership of Ernando Teixeira, will be exclusively responsible
for performing the wall removal scope only. No other construction. finish -out, or remodeling services
will be provided by our company under this permit.
