Main Street Grapevine, TX, 76051 Re: CUP Narrative — Vehicle Paint Protection Services shop at 1240 Texan Trail To Whom It May Concern, 3801 William D. Tate Ave., Suite 500 Grapevine, Texas 76051 817.251.8550 This narrative supports our request for a Conditional Use Permit (CUP) for the operation of a "vehicle paint protection service shop" at the existing warehouse located at 1240 Texan Trail, currently zoned Light Industrial (LI). The proposed business will offer protective film services for automotive, residential, marine, ATV, and aviation applications, including paint protection film, window tint, and ceramic coatings. Key Benefits of the Proposed Use: 1. The vehicle paint protection services are a low -impact, service -oriented use that aligns with the objectives of Light Industrial Zoning. 2. Operations will not include bodywork or mechanical repairs. Primary activities involve the hand -application of protective coatings, detailing, and curing. Processes that generate minimal noise, odors, or emissions. 3. Business hours will be Monday through Friday, 8:00 AM to 6:00 PM. Customer visits will be by appointment only, with an average of 3-5 vehicles serviced daily. Existing parking exceeds the expected demand. 4. This shop will provide a specialized automotive service currently lacking in the Grapevine area. The existing site was approved in 1983, prior to the adoption of the current zoning ordinance, and does not meet all present-day development criteria. As such, we are also requesting a Special Exception for the facility in addition to the requested Conditional Use Permit (CUP). The attached site plan(s) identifies specific areas where the site does not conform to current zoning standards. While bringing the entire property into full compliance is impractical, the proposed use remains functionally compatible with the surrounding area. The Special Exception would allow continued operation under existing conditions.
