PROJECT DESCRIPTION: SP25-10; submitted by Ward Architecture, PLLC for property l ocated
at 3000 William D Tate Avenue, platted as Lot 1, Bl ock 1, Memorial Baptist Church Addition. The
site was previously approved for a site plan SP23-0 7 to change the floor plan of the existing
sanctuary by relocating office space and adding seats to the 2 nd floor balcony in the North
Building. This request is specifically to construct a 11,500 sq.ft. multipurpose building. The
property is zoned “R-20”, Single-Family District an d is owned by Church at the Cross Grapevine.

Contact Paul Lee - Civil Engineer, Elizabeth Reynold EIT or Cristin Turner (Platting) – Civil
Engineer at 817.410.3000 for the following comments:
• PW1. The engineer needs to show the existing 100yr FEMA floodplain and the City ultimate flood
elevation information from our master plan that the engineer may use to ensure the structure is
safe from flooding as well as to show and encroachments into the floodplain. Any revisions to the
Ultimate flood will require a flood study.
BUILDING SERVICES
Contact Larry Gray – Building Services at 817.410.3163 or lgray@grapevinetexas.gov to
discuss the following:
• BS1. Finished floor elevation should be 561.5’ (all elevation pages)
• BS2. Mean height of the building is 120’ (all elevation pages)
FIRE MARSHAL
Contact Sam Daniel - Fire Department at 817.410.4421 or sdaniel@grapevinetexas.gov for the
following comments:
• F1. 150 ft. Hose lay requirement to reach all portions of building from fire lane
• F2. 24’ fire lane width
• F3. FDC must be located within 100 ft. Of Hydrant
• F4. Fire lane needs to be in place before any vertical construction
• F5. Hydrants required to be located every 300’
• F6. Dead End Fire Lanes more than 150’ require a turnaround
• F7. Sprinkler system and Fire Alarms required (plans submitted to FD approved 3rd party –can
be found on city website under fire department.)

backflow preventor will be required to make this line private. It will not be accepted as a public line.
