ROOF FRAMING PLAN NOTES – TEXAS
NEW ROOF FRAMING
- New roof rafters shall be 2x6 SPF #2 or better, spaced at 24" o.c.
- Provide full-depth birdsmouth cuts at exterior wall plates.
- Rafters shall bear a minimum of 1½" on top plate.
- Rafters to be securely fastened with (2) 16d nails at each bearing.
TIE-IN TO EXISTING ROOF STRUCTURE
- New rafters to tie into existing roof rafters using approved hanger brackets (e.g., Simpson LRU210 or equivalent) or properly notched and lag-screwed into existing framing as required.
- Verify existing framing dimensions and spacing prior to tie-in. Field modifications must be approved by the structural designer.
- Maintain structural continuity across ridge and valley connections where applicable.
- Install collar ties or rafter ties where required to resist uplift and lateral thrust.
ROOF SHEATHING
- Roof sheathing shall be 1/2" APA-rated plywood, Exposure 1, installed perpendicular to rafters with staggered joints.
- Use 8d nails at 6" o.c. on edges and 12" o.c. in the field, unless otherwise noted.
- All panel edges must be supported by blocking or framing members.
ROOF UNDERLAYMENT
- Install two layers of ASTM D226 Type II roofing underlayment or approved synthetic equivalent, installed in accordance with manufacturer’s specifications and local code.
- Overlap horizontal seams a minimum of 4", end laps 6", and fasten per manufacturer’s requirements.
ROOF COVERING
- Roof covering shall be standing seam metal roofing with minimum 24 ga. panels and concealed fasteners.
- Panels must be installed over underlayment with approved clips and trim profiles.
- Provide all manufacturer-specified flashings at hips, valleys, ridges, eaves, and penetrations.
- Ensure proper ventilation per IRC Section R806.2.
STRUCTURAL CONNECTIONS
- All connections to existing framing shall use approved mechanical connectors (e.g., hangers, straps) as required by uplift and lateral force calculations.
- Fasteners must meet Texas windstorm requirements, if in coastal or high-wind zone.
- Coordinate all structural work with the existing conditions and framing layout.
GENERAL NOTES
- Contractor shall field-verify all dimensions and existing conditions before starting work.
- All work shall comply with the 2021 International Residential Code (IRC) as adopted and amended by the State of Texas or applicable local jurisdiction.
- Notify architect/engineer of any discrepancies prior to construction.
