This single-family residential foundation was designed using generally accepted engineering practices in accordance with the ACI-318, ASCE-7, and the 2018 or 2021 International Residential Code. A geotechnical engineering report was not provided for this location, and the soils conditions were provided using the Web Soil Survey. The onsite soils are likely Birome-Aubrey-Rayex, BmE. This soil was used for designed in combination with the IRC's Table R401.4.1 'Presumptive Load-Bearing Values of Foundation Materials'. This design is based on proper foundation maintenance which includes owner actions such as consistent perimeter soil moisture content, proper drainage, gutter system, periodic surveys of the foundation system, and plumbing leak prevention, including nearby pool equipment.
