Call to Order
Citizen Comments
Any person who is not scheduled on the agenda may address the <Board> under Citizen
Comments or on any other agenda item <by completing a Citizen Appearance Request form
with the staff>. A member of the public may address the <Board> regarding an item on the
agenda either before or during the Board’s consideration of the item, upon being recognized by
the <Chairman> or upon the consent of the <Board>. In accordance with the Texas Open
Meetings Act, the <Board> is restricted in discussing or taking action during Citizen Comments.

1) Summary of Golf Course operations 4th Quarter (Robert Singletary)
2) Golf Course Maintenance report (Merlin Tielkemeier)
3) Persimmons Bar and Grill update (Meghan Herrera)
4) Instructional programs & golf outings (Eric Hunt)
Consideration of minutes
Consider approval of the minutes of the July 17, 2025 meeting and take any necessary
action.

The Golf Course Advisory Board of the City of Grapevine, Texas met in regular session
on this 16t" of October 2025 at 5:00 p.m. at the Grapevine Golf Course, 3800 Fairway
Drive, with the following members present:

Constituting a quorum, with the following members of the City Staff:

CALL TO ORDER
Tom Cherry called the meeting to order at 1:00pm.
CITIZEN COMMENTS
No citizen comments.
New Business
1) Robert commented on the 4th quarter reports. All lines of revenue are up with
merchandise up 3% & 14% YE, range up 28% & 29% YE and total revenue up 10%
over prior year & 12% YE. Persimmon's revenue was up 16% & 20% YE.
Successes the golf department had is that the golf course is in great shape and had
timely rain in August. We filled up our Grapevine Golf Course events with diverse fields.
Persimmon's filled key positions which included management.
Some challenges was the management of the Fairway Event Center and coordination of
events. Tom asked about golf booking events in the FEC and Robert said we are not
booking any events but we have been approached to cater a couple of events which we
will do. Mark asked about who runs events at the FEC and Meghan answered the CVB
does. Persimmon's have worked very hard to make sure it's food to alcohol % is above
50/50 and doing events in FEC where we just provide alcohol is not something we want
to do. We will cater food and provide alcohol if needed.
Another challenge is when Cowboys was closed to resurface the greens, our
department lost money. Hopefully they can open on time and get back to the level of
business they had when they closed. Cary asked about the status of the new bridge on
Pecan #2/#3 and Robert did state the city is still in the planning process.
3) Merlin mentioned the status of the golf course and it is great shape. They are ready
for summer to end and definitely need rain. They are in the middle of overseeding
specific areas around the golf course and are planning winter projects. They have had
big limbs drop unexpectedly on Pecan. They will definitely do some tree trimming and
raise canopies to several trees around course. CK asked if the Corp needs to get
involved and MT said no.
TC asked about the resurfacing of the greens and the size the greens would get to. MT
commented the greens would be slightly bigger as they would recover the outer surface
we lose over time. Ronnie asked how far down would we go to remove the organic
matter and MT thinks we will go down 5-6 inches. We will resurface Bluebonnet first,
then Mockingbird in 2027 then Pecan in 2028.
4) Meghan commented on Persimmon's and the good summer they had with the
golfers. They had some transition with the management team (supervisors &
managers) as they are still looking for a Kitchen Supervisor which will be addressed in
the spring of 2026. December will be filled with several non -golf events (holiday
parties). Persimmon's revenues are up 20% vs prior year and shows no sign of slowing
down and may break even for the year. TC shared a story about his son's reunion
which Persimmon's hosted. Great reviews, great service and great food.
5) Eric commented on the instruction programs which continues to grow. David's junior
academy has grown so much he had to split his class up due to his growth on
Wednesday's and Sunday's. Chris Martin's lesson book has increased.
The outing season was very successful in the 4th quarter with different sizes of outings
and we are getting several repeat customers who sign up for the next year. Groups of
20+ players are required to do food in Persimmon's.
CONSIDERATION of MINUTES
Consideration to approve the minutes from the July 17th, 2025 meeting were approved
by a motion by Robert Blalock with a second from Mark Wykes.
ADJOURNMENT
Robert Singletary asked for an adjournment of the meeting (1:54prn) and a second was
made by Jonathan Wall. All were in favor and no one opposed.
