From "PO" Professional Office to "R-7.5" Single Family
Dear Ms. Marohnic:
We received your letter of September 18, 2025. Thank you for meeting with us this past Friday
to discuss this issue. As we mentioned, we were quite surprised to receive a notice that the city
was holding a hearing to rezone our property since no communication of any kind had been
received from the city prior to that point. Please inform the Planning & Zoning Commission and
the City Council that we are in opposition to this change due to the nature of its use and original
purpose when it was developed and built in 1981. We purchased this lot and the adjoining office
building which it serves in 2007. We purchased it in good faith that all city requirements had
always been met and that our and future owners continued use of the site would not be a
problem.
We own the 7,700 +/- square foot single -story office building at 1100 S Main which is also
zoned "PO" Professional Office. The lot at 1109 Airline Drive is a parking lot which is
connected to and serves the office building. It is fenced off from the neighborhood, only having
a locked gate on the west side, and has 28 spaces. 1100 S Main has very limited parking and has
no room to add any more. Without the use of the parking lot behind the building, 1100 S Main
would have very limited value and would be impossible to sell in the future. We understand that
we would not lose the use of our parking lot at this time, but at some point, in the future it could
be a significant problem. Could you confirm that if rezoned, 1109 Airline Drive would be
protected as a "Legal Non -Conforming" use, both for us as the current owner and for all future
owners "in perpetuity" as long as it continues to be used as a parking lot? We have no plans to
ever change the use of the parking lot due to the damage it would do to 1100 S Main.
Please know that we are opposed to the rezoning of this lot for the following reasons:
1. We would have two different zoning categories on our property
2. Our property would be in technical non-compliance
3. Without the parking lot, our office building would not have near enough parking
4. It would eliminate any value to resell the property as an office building due to the loss of
the 28 parking spaces which serve it.
5. We have been singled out for this rezoning because there are two other sites also on
Airline Drive which have the same office zoning, but neither of them is being rezoned
6. We believe this would be a "taking" by the city, greatly reducing the value of both the
parking area as well as the office building
