1. Please add the following information to the title block of each sheet of the revised
site plan:

2. Please add the following notations to the dimension control/site plan sheet of the
revised site plan:
a. All requirements of Section 25, "CC" Community Commercial District shall
be met.
b. All requirements of Section 53, Landscaping Regulations shall be met.
C. All requirements of Section 56, Off -Street Parking Requirements shall be
met.
d. All signage shall be in accordance with Section 60, Sign Standards.
3. Please revise the chart on the site plan sheet to provide the following information —
you have some of it but not all. Also enlarge the font so that it may be more easily
read. Reductions will need to be provided that will be attached to the plat that will
go into the Council and P and Z Commission's packets. This information at its
current size will be unreadable at 11" by 17 ".

b. total building area
C. total lot area
d. total open space (landscaped area), both square footage and percent of lot
e. total impervious area (paved area), both square footage and percent of lot
f. total building and paved areas
g. parking provided --please show how your provided parking number was
derived. Office uses are parked at a ratio of one space per 300 square feet
of floor area. Also include the number of spaces devoted to the disabled.

4. There are parts of the driving lane throughout the site that are dimensioned at 24-
feet. All driving lanes must be a minimum of 25-feet in width. Please modify and re -
dimension accordingly.
5. 1 am certain we have discussed this but you may have forgotten —you must provide
a screening wall (masonry or wood) or landscaped berm, a minimum of 6-feet in
height along the north property line or reasonable close to the property line such
that a buffer area of at least two times the height of the building exists between the
parking area and the screening wall. It is a requirement of the ordinance that a
screening wall and buffer be provided between your property and the adjacent "R-
20" Single Family District zoning to the north. Please ensure that this wall/berm is
shown on the revised plan and labeled accordingly.
6. You are missing some trees from the landscaping plan. Specifically the ordinance
calls for trees to be placed in a landscaping island after every 12 parking spaces
and at the ends of all rows of parking. To the north there is an area of parking
where no trees have been provided in the landscaping islands and at the ends of
the row. It appears that 4-trees will need to be provided in this area.
7. Is your masonry calculation correct? It appears that you have provided 100 percent
masonry. The calculation is based upon square footage of masonry exclusive of
doors and windows. Please revise if necessary.
8. Are you still planning on not having and signage? If you do plan on signage provide
signage elevations with the revised submittal.
9. Indicate the direction of traffic flow within the site on the revised site plan --arrows
may be used to indicate the direction of flow.
Please submit the revised documents to the Department of Development Services at 200
South Main Street by August 4, 2000 at 12:00 p.m.
The revised submittal shall include:
four (4) folded blueline copies of each sheet
forty (40) reduced, sorted, and collated copies at 11" x 17" three hole punched
and z-folded (fold the right edge to the left edae and then fold the ria_ ht eda_ e
in half to form a z-fold) of the dimension control sheet only..

tract described in Volume 10189, Page 475 of the Deed Records of
Tarrant County, Texas and being more particularly described as follows:
BEING 6.932 acres of land located in the G.G. Starr Survey, Abstract
No, 1466, Tarrant County, Texas and being a portion of the tract of land
conveyed to Robert Grunnah, Trustee by the deed recorded in Volume
10189, Page 475 of the Deed Records of Tarrant County, Texas, said
6.932 acres being more particularly described by metes and bounds as
follows:
BEGINNING at a 1/2 inch iron rod set at the northeast corner of a
corner clip in the northwest quadrant of the intersection of Western Oaks
Drive (a 64 foot right—of—way) and State Highway 121 (a variable
width right—of—way);
THENCE South 45 deg. 46 min. 00 sec. West, along said corner clip a
distance of 21.21 feet to a 1/2 inch iron rod set for corner;
THENCE North 89 deg. 14 min. 00 sec. West along the north line of said
Western Oaks Drive a distance of 45.95 feet to a 1/2 inch iron rod
set at the beginning of a curve to the right having a radius of 328.77
