HomeMy WebLinkAbout04-12-1990 MINUTES APRIL 12, 1990 MEETING WITH BUILDERS On April 12, 1990, at 9:00, in room #204, 307 West Dallas Road, Grapevine, Greg Wheeler, Assistant Building Official, met with builders who are building in the Greenbriar Subdivision. The purpose of the meeting was to discuss Grapevine's codes, since most of the builders had not built in Grapevine before. The following guests were present: Norris Hodgin David Bagwell Co. Denman, III Equitable Hanes Also, Greg Wheeler, Assistant Building Official and Gerri.e Anderson, Administrative Secretary were present. Some of the topics that were discussed are as follows: Greg Wheeler explained that piers had to be inspected, the slab has to be exactly as the submitted engineered plans. The stringline inspection has to be on all four property lines. The setback and foundation inspection can be made at the same time, but will not look at foundation if setback is off. The 2nd inspection can include the wall tie inspection if , requested by builder. wall tie inspection is separate from the framing inspection. Greg Wheeler noted most of the items on final inspections that builders get red tagged for are for grading, pushing dirt from one lot to a neighbors lot, concrete not being cleaned up and not having a permanent address. Closet lights (N.E.C. Article 410-8) Greg also talked about masonry for fireplaces. According to the span chart, yellow pine is same as Douglas fir. Rebar, less than 5,000 square feet, does not have to have an engineered stamp, but post tension does require an engineered stamp. Kent Burnett asked about water heaters in the attic. Greg Wheeler explained that a gas water heater cannot be located in the attic, but an electric water heater enclosed in a closet can be located in the attic. Greg noted no water lines cannot be located overhead or in unheated walls. Water lines have to be 18 inches off the floor if located in the garage Airconditioning units in the attic has to be within 20 feet of the access, which can be a ladder mounted to the wall, and has to be accessed with a 24 inch catwalk. Greg went over the construction hours which are 7:00 A.M. to 6:00 P.M., Monday through Saturday. Also if the contractor has not received his inspection by 10:30 A.M. or, by 3:30 P.M. , call the office to see if there is a problem. Review time for permits depends on how busy the workload is, 3 to 5 days, but may take longer. There will be two checks needed, one for the building permit, and one for the water department. Air test pressure is 60 - water, and 5 - sewer. on vaulted ceilings, flat valleys or laydowns are not allowed. The only time laydown rafters are allowed is if the roof is engineered trusse. No double keyed locks are allowed. J-bolts are required on foundation or there is a new product being used. If splicing on rafters, overlay them 4 feet where purlins will be located. wafer board requires clips. The meeting ended at 10:35 A.M. Assistant ilding Official Date
