Hi Erica,
Thank you for your assistance and patience throughout the special use permit application process. Your
team has been incredibly helpful, and we truly appreciate the guidance provided.
After careful consideration, we have decided to withdraw our application at this time. Recent updates to
the fire code would require significant upgrades to any warehouse facility to accommodate our distillery
operations. These modifications would involve substantial costs, making the project financially
unfeasible under our current leasing arrangement.
Grapevine remains a long-term goal for us. We hope to revisit the opportunity in a few years when we are
in a position to purchase property and establish a full distillery, complete with tours, an operating bar,
and a retail store.

Application Statement for Special Use Permit
To the City of Grapevine Planning and Zoning Commission:
We are pleased to submit this application for a Special Use Permit to establish a distillery operation within the City
of Grapevine, Texas. Our proposed facility will be located at 750 Port America Pl, #250, Grapevine, TX 76051. While
the permit is sought under the classification of a distillery, the primary activities at the site will focus on rectifying
(blending and processing spirits) and bottling operations, with minimal on-site distillation. This setup aligns with
our eƯicient production model, emphasizing safe, controlled processes that comply with all local zoning
ordinances, state regulations from the Texas Alcoholic Beverage Commission (TABC), and federal guidelines from
the Alcohol and Tobacco Tax and Trade Bureau (TTB).
Our group currently generates approximately $2 million in annual sales tax revenue from our existing facility, which
we are relocating from Wise County, Texas, to Grapevine. This move will directly contribute to Grapevine's tax
income, supporting local economic development, job creation, and community growth. We are committed to
expanding our operations responsibly and anticipate continued increases in production and revenue, further
benefiting the city's fiscal health.
As part of our commitment to integrating with the Grapevine community, we are exploring potential partnerships
with local eating and drinking establishments. These collaborations could include supplying our award-winning
Oak & Eden whiskeys to restaurants and bars, co-hosting tasting events, and creating exclusive oƯerings that
highlight Grapevine’s vibrant hospitality scene. We believe these partnerships will enhance the local dining and
entertainment experience, drive tourism, and further strengthen the city’s economy.
As part of our application, we provide the following broad overview of Oak & Eden, our flagship whiskey brand, to
highlight our company's reputation, innovation, and market success:
Oak & Eden is a Texas-based whiskey brand known for its innovative "in-bottle finishing" process, where whiskeys
mature for at least three years in American Oak barrels, followed by a spiral-cut wooden "spire" inserted into each
bottle for unique flavor infusion. The brand has earned national recognition, including a Double Gold Medal at the
San Francisco World Spirits Competition and IWSR’s designation as the fastest-growing ultra-premium whiskey
brand in the U.S. from 2018 to 2021. OƯering rye, bourbon, blended, and flavored whiskeys, Oak & Eden generates
nearly $8 million in annual sales through strong consumer demand and features like a custom bottle builder.

07 (Ord. 90-31) to allow a freight forwarding wareh ouse. This request is
specifically to allow the possession, storage, and distillation of alcoholic
beverages (whiskey only) in conjunction with a pack aging and distribution
warehouse. The property is zoned “PID”, Planned Ind ustrial Development District
and is owned by B9 Sequoia Port America Owner LP.

BUILDING SERVICES
•How much whiskey will be stored on-site, provide a total or maximum quantity.
•Provide an updated narrative and clarify if there will be on-site tasting for the public.
•Dimension and label distances on the floorplan for each area/room.
•25% of perimeter of the storage areas needs to be exterior wall.
•Maximum of 4 control areas (firewalls) depending in the storage area depending on quantities.
•Minimum of 1-hour of separation required between hazardous and other occupancies.
•Building must be fully sprinklered.
