performance ot tile foundation. This report provides our reasonable professional opinion of' tile condition of' tile
foundation oil tile (late of our inspection and does not take into consideration any changes in the condition of tile

neering advice with regard to the best and most economical repair method assuming normally expected subsurface

The structure is two stories tall with as pier and beam foundation. The primary structural system of the structure is it
wood framed system with exterior brick vencer, exterior wood sidHIC' ' and interior drywall with various finishes.
Tile foundation was not exposed during our inspection and was covered with various floor -covering- types.

• The drainage system is adequate.
• The terrain is landscaped with grass, several trees, and some shrubbery, Sonic trees and/or shrubs are close
to the foundation.
Floor Elevittion Discussion:
A relative elevation floor survey was pert'Ormed using a Ziplevel Pro-2000B 10 Map tile Surface topography ol'the
floor of the' living area anti aarage (it"present). Tile floor platis and the elevations are illustrated oil the limited re-
pair plan. The elevations were adjusted based can the flooring type et]COLIntered to be oil tile satile plane as the base
point floor type. Il'a garage was present. the garage ceiling was measured and a(tiusted to he on tile same plane as
tile foundation. Garage floor,,, are designed to slope and are not as effective in measurinz:1 g foundation movement.

Brick cracks, drywall cracks, trine separations and womi destroying insect damage was observed. Based oil our cab -
se rvations cal the structure. tile structure's physical damage and review of the elevation map. we believe the struc-
ture has experienced seasonal foundation movement over the life of the structure. resulting In differential move-
ment of the pier and beam foundation.
Daniage observations were notable on all sides ot'llie structure and are correlated with floor elevation data.

Foundation Repair Recommendations.�
We recommend performing the foliowingr in tile approximate locations of the structure as indicated on the linlited
repair plan:
• Remove Spray tbarn insulation and reinspect wood for wood rot,
• Install 60 LF ot'3(2x6) beam.
• Replace rottedjoist as needed.
• Reset/re-shim the entire pier and hearn portion of tire: foundation with steel to improve leveling

• Install 298 LF of French (train system. wrapping the interior perimeter of the gradebearn. The original por-
tion of tile home will have tile entire perimeter wrapped. tile rear addition Will only have the interior of the
exterior gradebearn wrapped with this French drain. There is no need for tile (train along the interior

Maintaining consistent moisture levels in supporting soils at all times ofthe year is necessary. It is important that
the soils be stabilized and maintained with grass (.)I- -,round cover around the perimeter of the structure to prevent
erosion and an exposed or improperly embedded foundation. Large to medium-sized trees. an([ even large or nu-

tile zone of influence beneath the structure. Root systems extract large quantities of water fi-orn underlying soil,.,;

moval or installation (if tree root barriers.
Grading of soils around the Foundation is a critical clement to your foundations health. Sloping the soils away

The purpose of the pier installations and pier and barn work is to support the structure properly and improve eleva-
tions in areas ot'differential setllerncnl. It is understood (flat structures of this age and type will not be completely
level. Any wood shims and inappropriate wood pad/block elements shall be replaced with steel shims and the ap-
propriate concrete pad and blocks. All deteriorated, rotted, cracked or twisted wood beams. joists. subtloor or sill

understood that sonic areas of the crawlspace were difficult tea access For a visual inspection and deteriorated wood
is not easily identified upon visual observation. As a result, the contractor may identify additional wood members
that need replacement. This report identities the mininium foundation repairs necessary. Please see the repair data
for more information.
