KELLY TAFr TSBPE_ 1-3971 O z 3531 Marsh lane, Grapevine, TX RELENS Gz Good Afternoon: ... CHANGES xusrxE nrwovEo. Crosstown Engineering (CE) was retained to conduct a review of the limited foundation repair plan prepared by Q e Pinnacle Foundation Repair (the contractor) to determine, in our opinion, if the recommended remediation plan is a g o w reasonable plan of repair based on the relative elevation map provided. The contractor provided a limited repair plan that included the pier locations and pre -lift elevations for the structure o for our review. No other information was provided regarding prior engineering reports, recommendations for foun- Elation repairs or construction documents relative to this structure. If existing piers are shown in the limited repair plan, their locations were provided by the client and are approximated. We do not certify their performance or ex- istence. If the reader would like to determine if they me present, they must contact the owner or contractor to ob- tain an engineering certificate for them. CE has not performed a visual inspection of the structure. The slab -on -grade foundation has settled towards the areas where piers are located on the limited repair plan and physical damage is present which indicates a need for remedial measures according to the contractor. Pinnacle Foundation Repair has recommended perforating the following in the approximate locations of the stiuc- tme as indicated on the limited repair plan: • Install 14 total pilings (6 exterior, 8 breakouts). • Add 1 angle iron. The foundation repairs are to meet or exceed the 2021 IRC. Upon review of the elevation drawing and based on the contractor's evaluation of the property, we believe the proposed limited repair plan to be a reasonable and limited repair. Exoecwtions and Additional Reco n ndations: This report provides our reasonable professional opinion of the condition of the foundation on the date of the in- spection by the contractor and is based on the data provided to us and does not take into consideration any changes in the condition of the foundation or soils after that date. The contents of this report supersede any verbal com- ments made regarding the structure before, during or after the inspection. Although document review is an integral part of the foundation repair process, we recommend obtaining a visual inspection by a licensed engineer. CE can complete this visual inspection for an additional fee. This limited repair plan is intended to provide a reasonable repair to improve the performance of the foundation and is not intended to level the foundation. The contractor shall determine the amount of elevation correction needed based on the reaction of the structure during the lift in order to minimize damages and additional stress. Because the structure has endured pre -repair foundation differential movement, residual differential elevation and perceptible floor slope or other noticeable issues may remain following the foundation repairs. Damage to the struc- ture may arise during the foundation repair installation activities. PROVIDE SIGNED AND SEALED LETT REGISTERED ENGINEER CONFIRMIN 6 of 5 - Date: 9/30/2025 INSPECTION AND APPROVAL OF PIER INSTALLATION WHEN WORK IS COMPLETE Adam A. Green, P.E. UX), MBA CROSSTOWN.Susan, Dallas, Fore R'orrh I trouston I San Antonio, Waco (469)751_7694 The soils beneath and surrounding the structure are known to shrink and swell as the seasonal soil moisture content fluctuates. Moving forward, we anticipate that some cracks in the interior and exterior walls will surface due to seasonal movement within the soils, even after foundation repair. Periodic repair of this type of cracking may be needed. A foundation and yard watering and foundation maintenance program will help control seasonal movement It is important that the soils be stabilized and maintained with grass or ground cover around the perimeter of the struc- ture. In addition, tree and shrub removal or root barrier installations are advisable if trees or bushes are observed to be close to the foundation. Tree roots can cause "heave" or settlement of the foundation where roots grow and ab- sorb moisture over time when planted close to the foundation (tree mots extend approximately as far or further than tree limbs). Maintaining the soils around the structure to slope away from the foundation to prevent excessive ponding near the foundation in areas that are not already sloping away will help prevent future foundation movement. We recom- mend that a full gutter system with gutter extensions be maintained to discharge a minimum of 4 feet from the foundation (not in landscaped flower beds or any other location that will trap water near the foundation). Ponding near the foundation can cause "heaving" (upward movement of the foundation), settlement of the foundation due to overly saturated clays soil or erosion of soil embedment around the foundation. If the owner, at any time, observes standing water near the foundation, we recommend that they consult with an engineer or a drainage contractor immediately. We recommend pre -lift and post -lift plumbing tests be performed on the sewer and potable plumbing lines. All leaks shall be repaired immediately. Disclaimer: We do not warrant the future performance of the subject foundation and the reader is urged to review the Disclosure & Disclaimer for other limitations and standard recommendations. The limit of liability is limited to the fee paid for this opinion. No further agreement shall be made, altered, or varied except by written instrument. This report has been completed to document the repairs to be implemented by the contractor. Neither Crosstown Engineering nor Adam Green, P.E., are responsible for liability to the owner or others for acts or omissions of the contractor to carry out the repairs in accordance with their agreement or for the construction means, methods, tech- niques, sequences, procedures or the safety precautions incident thereto.
