This includes the following units. 1434-80sqft,1424-80sqft, 1435-80sqft, 1425-80sqft,
1432-80sqft, 1422-80sqft, 1437-80sqft, 1427-80sqft, 1423-80sqft, 1426-80sqft
1. Remove existing concrete and waterproofing from the affected area, down to
the wood decking. If the area in question is positioned against the Unit wall, remove
cladding from the base of wall, at least 1 foot up from the balcony deck or higher
if necessary, to expose the balcony flashing on the wall and a working edge of the
WRB (do not remove the WRB from this area, pull the bottom edge up while
minimizing damage to the WRB to allow access to the balcony waterproofing on the
wall.) If the area in question is positioned at the balcony edge
2. Survey the existing structural wood decking, trusses, and structural components of the
balcony deck upon removal of the existing concrete and waterproofing layers,
Report, in writing, any damaged areas of wood decking or sheathing to the Engineer. Thd
Engineer shall determine if, and to what extent, structural repair is necessary.
3. Once all necessary repairs to structural components are complete, install new
waterproofing membrane (Polyguard 650 Sheet Membrane) to the decking and install new
drainage mat (Polyflow BID) over the waterproofing membrane,
Reinstall all components previously removed including base flashing, metal drip edge,
termination bar, and guardrail anchors to match existing materials. At base of Unit wall
conditions, ensure the waterproofing membrane is turned up at least 6 inches onto the
sheathing and sealed at the leading edge to the sheathing.
4. Reinstall lightweight concrete on the balcony deck. At base of Unit wall conditions,
install ealvanized the metal 'T' flashing base of p ositioned to cover the concrete
at wall,
edge and bedded in sealant to the concrete on the horizontal plane, and install flashing
tape at the leading edge of the metal flashing on the wall sealing it to the sheathing.
Overlay the existing WRB system over the flashing assembly at the base of wall and
reinstall the cladding to match the existing materials. Ensure a minimum 1/2" gap is

Apply new coatings to all affected surfaces to match existing coating.
At exterior balconies at Units on the building corners where parapet wing -walls are
present:
1. Remove wood trim board from the cap of the wing -wall. Remove siding/stucco and WRB
from both faces of the wing -wall (the side facing the balcony and the side facing the sloped
roof). Remove cladding from the elevation wall surrounding the intersection between the
wing -wall and the elevation wall (saddle condition) without removing, and minimizing
damage to, the existing WRB.

between the wing -wall and the elevation wall. Sequence the existing WRB over the leading
edge of the flashing tape at the "saddle" condition.
4. Re -install cladding on both faces of the wing -wall to match existing materials. Install new

fiber cement. Install new sealant (MasterSeal NP-1) to all joints in the cladding and joints
between dissimilar materials. Apply new coatings to cladding and trim boards, to match
