CALL TO ORDER
REGULAR MEETING
CITIZEN COMMENTS
1. Any person who is not scheduled on the agenda may address the Board of
Commissioners under Citizen Comments or on any other agenda item by
completing a Citizen Appearance Request form with the Executive Director. A
member of the public may address the Board of Commissioners regarding an item
on the agenda either before or during the Board's consideration of the item, upon
being recognized by the Chair of the Board or upon the consent of the Board.
Citizens will have 3 minutes to address the Board of Commissioners. In
accordance with the Texas Open Meetings Act, the Board is restricted in
discussing or taking action during Citizen Comments.

3. Consideration of the minutes from the December 18, 2025, meeting and take any
necessary action.
4. Consideration and acceptance of the November 2025 monthly financial
statements and take necessary action.
5. Report by the Ex Officio member of the Senior Citizens Advisory Board on the
January 6, 2026 meeting.

In accordance with the Open Meeting Law, Texas Government Code, Chapter 551, 1

Hall, 200 S Main Street and on the City's website on January 16, 2026, by 4:00 p.m.

The Board of Commissioners of the City of Grapevine Housing Authority met in Regular Session on the 22nd day of
January 2026, in the Conference Room of the Grapevine Housing Authority, 131 Starr Place, with the following
members present:
Linda Troeger

Commissioner

Resident Commissioner
Constituting a quorum, with the following also present:
Sean Shope City Council Liaison

Call to Order
Chairperson Troeger called the regular meeting to order at 4:00 p.m.
Item #1 - Citizen Comments
No Citizen comments submitted.
Item # 2 - Report from the Executive Director (Informational Only)
A. Rent Delinauencv and Information Sheet
The Executive Director reported to the Board on the rent delinquencies, number of empty units, work
orders and statistical information for the waiting list for Public Housing through January 19, 2026.
B. Capital Funds Report and Work in Prooress
The Executive Director reported to the Board on the current Capital Funds and corresponding projects.
C. Report on Public Housing Activitv and Issues
HUD performed an NSPIRE inspection December 22, 2025, that went well. The final report has not been
issued yet, but based on the deficiencies the score should be above a 96.
D. Undate from the Resident Advisory meeting held October 17, 2025
Executive Director Everett reported to the Board the residents held a RAB meeting January 16th, where
she thanked the residents for their patience in preparing for the HUD inspection and explained the final
report was not in yet, but GHA should retain the high performer rating.
E. Quarterly Investment Report for Quarter 4 2025
The Executive Director presented the Board with the Quarterly Investment Portfolio Report for Quarter 4
2025.

Item #3 - Consideration of the minutes of December 18. 2025. meetino and take necessary action.
The Board was provided with the minutes from December 18, 2025, meeting for approval.

Item #4 - Consideration and acceptance of the November 2025 monthly financial statements and take necessary
action.
The Executive Director presented the Board with an electronic copy of the November 2025 financial statements for
their review. Commissioner Woodward reviewed the financial statements and reported he found them to be
acceptable
Motion was made to approve the November 2025 financial statements.

Item # 5 - Report by the Ex Officio member of the Senior Citizens Advisory Board on the January 6, 2026. meetina
Commissioner Rhodes -Cantu provided an update. The Valentine's Dance will be held February 7, 2026. No action
was taken.
