G-1 PROJECT SCOPE
This project is a commercial interior finish -out within an
existing tenant space. Work is limited to interior partitions,
finishes, and minor interior modifications as shown on the
plans.
G-2 EXISTING CONDITIONS
The existing tenant space was largely open and unoccupied
prior to this finish -out.
Existing structural elements, exterior walls, roof structure,
and slab -on -grade remain unchanged.
G-3 UNCHANGED AREAS
The existing office and storage areas at the rear of the space
remain unchanged and are not part of the scope of work,
except for minor finish coordination as required.
G-4 PARTITIONS
New interior partitions are non -load -bearing and are provided
only to divide the existing open space. No structural
modifications are included.
G-5 RESTROOM MODIFICATIONS
The space contains two existing restrooms.
One restroom shall be converted to a storage room.
Existing toilet shall be capped and abandoned in place.
Existing vanity shall remain in place.
No new plumbing fixtures are added.
G-6 PLUMBING SCOPE
Plumbing work is limited to capping the existing toilet
connection as noted.
No additional plumbing, rerouting, or new sanitary
connections are included unless specifically shown.
G-7 MECHANICAL Et ELECTRICAL
No major mechanical or electrical system modifications are
included unless specifically shown on the plans. Existing
systems remain in place and operational.
G-8 LIFE SAFETY
Existing means of egress, exit access, and exit discharge
remain unchanged unless specifically noted on the plans. No
change in occupancy classification is proposed.
G-9 ACCESSIBILITY
All modified areas shall comply with applicable IBC Chapter
11 and TAS requirements where alterations occur. Existing
compliant elements not altered by this scope are permitted
to remain.
G-10 FIELD VERIFICATION
Contractor shall verify all existing conditions, dimensions,
and utility locations prior to construction and shall notify the
design team of any discrepancies.
G-11 CODE COMPLIANCE
All work shall comply with the 2021 International Building
Code (IBC) and all applicable local amendments as adopted by
the City of Grapevine, Texas.

cases. Walt is designed to support enclosures (self-supporting units) but shall not carry

2. FRAMING ASSEMBLY
2.1 Metal Stud Framing
Use cold -formed steel stud framing, minimum 3-5/8" depth, 20-25 gauge unless larger
gauge required by engineering due to toads imparted from mounted enclosures.
Stud spacing: 16" O.C. maximum.
Studs and track shalt comply with ASTM C645.
Wall is non -load -bearing for building structure toads, per IBC definitions (no structural
support of building floors/roof).

5. STABILITY £t LATERAL SUPPORT
Provide lateral bracing, blocking, or stiffening as required to maintain
alignment and resist incidental loads due to use (e.g., bumping or racking).
Given wall height is full floor -to -ceiling, ensure stability by blocking or bracing
methods acceptable under IBC for non -bearing partitions.
6. INTERFACE Et TRANSITIONS
Coordinate with finish, casework, and millwork details so that transitions from
plywood backing to gypsum board surfaces are continuous and provide required
clearance or spacers per enclosure manufacturer's installation instructions.
Coordinate case mounting locations in plan and elevation.
7. FASTENERS 8 ACCESSORIES
All fasteners and accessories shall be corrosion -resistant type (e.g., galvanized
or cadmium plated).
Provide steel angles or supplementary members where required to support
plywood panels where enclosures mount.
2.2 Top Et Bottom Track 8. INSPECTION
Bottom track anchored to existing slab with concrete anchors spaced 24" O.C. maximum. Framing and backing shall remain exposed for inspection by the building

3. WALL BACKING
3/4" Plywood Backing:
Provide minimum 3/4" exterior -grade plywood sheathing on the wall side where animal
enclosure cases are mounted. Plywood shall be fastened to studs per
manufacturer/engineer recommendations to support the loads imposed by enclosures.
Fasteners: Use appropriate screws or anchors through plywood and steel studs sized and
spaced to transfer loads safely to stud members.
Verify anchorage into studs per structural engineer guidance where heavy objects are
mounted.
4. GYPSUM BOARD Et FINISH
4.1 Gypsum Board
Install 5/8" gypsum wallboard on the non -enclosure side of the wall (public side).
Install in accordance with IBC Chapter 25 and ASTM C840 / GA-216. Gypsum board shall
be non-combustible and code -compliant.

9. CODE COMPLIANCE
Work shall comply with the 2021 International Building Code (IBC) as adopted
by the City of Grapevine, Texas, including all referenced standards (ASTM
C645, ASTM C840 / GA-216) for watt framing and gypsum board assemblies.
