REQUIREMENTS AFFECTING ALL TRADES
IT IS THE RESPONSIBILITY OF THE GENERAL CONTRACTORS AND EACH OF THE SUBCONTRACTORS TO REVIEW
ALL DRAWING S TO ENSURE COORDINATION OF ALL WORK AFFECTING EACH TRADE
1. CONTRACTORS, SUBCONTRACTORS, SUPPLIERS, AND ALL INVOLVED IN THE WORK SHALL INSPECT THE SITE
BEFORE BIDDING THE WORK IN ORDER TO DETERMINE THE EXTENT OF EXISTING WORK TO REMAIN,
EXISTING WORK TO BE DEMOLISHED, CLEARANCES, ACCESSI BILITY AND ANY OTHER ITEMS THAT MIGHT
AFFECT THEIR BID AND WORK. PERFORM WORK, PROVIDE EQUIPMENT, PROVIDE MATERIALS, ETC. AS
REQUIRED FOR PROPER COMPLETION OF THE PROJECT. THE DRAWINGS MAY NOT SHOW ALL THE ITEMS
OR CONDITIONS. THE CONTRACTOR SHALL NOT RECEIVE EXTRA PAYMENT FOR REQUIREMENTS WHICH
CAN BE INFERRED THOUGH OBSERVATION OF EXISTING CONDITIONS AT THE SITE. IN THE EVENT
CONCEALED CONDITIONS ARE ENCOUNTERED WHICH VARY SIGNIFICANTLY FROM THOSE INDICATED
ON THE DRAWINGS, NOTIFY THE OWNER AND THE ARCHITECT BEFORE PROCEEDING WITH THE WORK.
2. ALL CONTRACTORS, SUBCONTRACTORS, SUPPLIERS AND ALL OTHERS INVOLVED IN THE WORK SHALL
REVIEW THE COMPLETE CONTRACT DOCUMENTS AND HAVE KNOWLEDGE OF ALL THE WORK TO BE
PERFORMED BY ALL TRADERS, ETC. AND SHALL COORDINATE THEIR WORK FULLY WITH SAID TRADES.
3. THE CONTRACTOR SHALL CAREFULLY REVIEW THE DRAWINGS, SPECIFICATIONS, AND SITE CONDITIONS
AND VERIFY/COORDINATE ALL DIMENSIONS AND SITE CONDI TIONS PRIOR TO BEGINNING ANY WORK.
THE CONTRACTOR SHALL REPORT ANY INCONSISTENCIES TO THE OWNER AND THE ARCHITECT
IMMEDIATELY FOR THE RESOLUTIONS BEFORE BEGINNING EACH PORTION OF THE WORK.
*DO NOT SCALE DRAWINGS. USE WRITTEN DIMENSIONS FOR ALL MEASUREMENTS.*
4. IF THE CONTRACT DOCUMENTS ARE FOUND TO BE UNCLEAR, AMBIGUOUS, OR CONTRADICTORY, THE
CONTRACTOR MUST REQUEST CLARIFICATION FROM THE ARCHITECT IN WRITING BEFORE PROCEEDING
WITH THAT PORTION OF THE WORK.
5. APPROVED PLANS SHALL BE KEPT IN A PLAN BOX AND SHALL NOT BE USED BY WORKMEN. ALL
CONSTRUCTION SETS SHALL REFLECT SAME INFORMATION. CONTRACTOR SHALL MAINTAIN ONE
CONDITION AT ALL TIMES. THIS SHALL INCLUDE ADDENDA AND CHANCE ORDERS.
6. THE TERM "WORK" AS USED IN THESE NOTES SHALL INCLUDE ALL PROVISIONS AS DRAWN OR SPECIFIED IN
THE DOCUMENTS AS WELL AS ALL OTHER PROVISIONS SPECI FICALLY INCLUDED BY THE OWNER IN THE
FORM OF DRAWINGS AND WRITTEN INSTRUCTIONS AND APPROVED BY THE ARCHITECT.
7. THE TERM "CONTRACTOR" AS USED IN THESE NOTES SHALL REFER TO THE GENERAL CONTRACTOR OR THE
SUBCONTRACTORS. THE OWNER MAY ELECT TO CONTRACT DIRECTLY WITH A SUBCONTRACTOR FOR ANY
PART OF THE WORK.
8. CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK AND SHALL BE SOLELY RESPONSIBLE FOR ALL
CONSTRUCTION MEANS, METHODS, TECHNIQUES AND SAFETY PROCEDURE AND FOR COORDINATING
ALL PORTIONS OF THE WORK. CONSTRUCTORS MUST COMPLY WITH CONSTRUCTION SAFEGUARDS PER
CHAPTER 33 OF THE 2018 IBC.
9. THESE DOCUMENTS DO NOT INCLUDE THE NECESSARY COMPONENTS FOR CONSTRUCTION SAFETY OR
CARE OF ADJACENT PROPERTIES DURING CONSTRUCTION. COMPLIANCE WITH STATE AND FEDERAL
REGULATIONS REGARDING SAFETY AND COMPLIANCE WITH REQUIREMENTS SPECIFIED IN THE
OWNER/CONTRACTOR CONTRACT IS, AND SHALL BE, THE CONTRACTOR'S RESPONSIBILITY.
10. CONTRACTOR SHALL BE FAMILIAR WITH PROVISIONS OF ALL APPLICABLE CODES AND SHALL INSURE THE
COMPLIANCE OF THE WORK WITH ALL LOCAL, STATE AND NATIONAL CODES. IN THE EVENT OF CONFLICT
BETWEEN LOCAL, STATE AND NATIONAL CODES, THE MORE STRINGENT SHALL GOVERN. BEFORE
COMMENCING WORK NOT SHOWN IN DOCUMENTS, BUT REQUIRED TO ACHIEVE FULL COMPLIANCE
WITH CODES, CONTRACTOR SHALL NOTIFY OWNER AND ARCHI TECT.
11. CONTRACTOR SHALL CONTACT UTILITY COMPANIES PRIOR TO COMMENCEMENT OF WORK TO VERIFY
LOCATIONS OF ALL UNDERGROUND UTILITIES. NOTIFY ARCHITECT IMMEDIATELY IF CONFLICTS BETWEEN
EXISTING UTILITIES AND NEW CONSTRUCTION, PATCH, REPAIR AND/OR REPLACE ALL ADVERSELY

ITEMS REMOVED TO THE EXTENT REQUIRED TO FACILITATE
INSTALLATION OF THE NEW CONSTRUCTION.
6.ARCHITECT ASSUMES NO RESPONSIBILITY FOR THE DETECTI ON OR
REMOVAL OF ANY HAZARDOUS MATERIAL, INCLUDING BUT NOT
LIMITED TO ASBESTOS, IN ANY FORM. PARTIES RESPONSI BLE FOR
DEMOLITION SHALL NOTIFY OWNER IMMEDIATELY OF ANY

13.EXISTING SURFACES TO RECEIVE NEW FINISHES SHALL BE PATCHED
AND CLEANED AS REQUIRED TO RECEIVE NEW SURFACE TREATMENT.
14.PATCH EXISTING WALLS TO REMAIN WITH SPECIFIED GYP. BOARD AT
BOTH SIDES AND TAPE AND BED. SEAL HOLES OR JOINTS LESS THAN
1/2" THICK WITH ACOUSTIC OR FIRE SEALANT. REFER TO PARTITION

15.ALL EXISTING INTERIOR PARTITIONS TO REMAIN SHALL BE STRIPPED OF
