TERMITE TREATMENT WARRANTY
CT Pest Solutions LLC hereby warrants all workmanship in accordance with the terms and conditions of the Contract
Documents, Project Specifications and Product Label instructions - that were administered for the above referenced Project for a
period of (5) five years from date of completion.
CT Pest Solutions LLC agrees to repair, retreat and/or replace, at its cost, any new subterranean termite damage to the treated
structure(s) and its contents that has occurred during the term of this warranty. CT Pest Solutions LLC will not be responsible for
any repair or replacement to areas that were not directly affected by termite damage nor will CT Pest Solutions LLC be
responsible for any indirect expenses or any consequential damages relating to the presence of termites or their damage. This
warranty does not apply to additions or alterations that are made by buyer which affects the original structure(s) or treatment(s).
Examples include, but are not limited to, landscape and mulch alterations - which disturb the treated area(s) and create new
subterranean termite hazards. Nor does it include structural area(s) that has/ have been affected by water damage - we must be
notified and allowed the opportunity to retreat area(s) prior to Owner's completion of repairs.

On March 6, 2024, 1 made the jobsite visit at the above project in Grapevine TX During the
site visit, the existing wood material and components were observed and were inspected
visually. Visual examination revealed that the wood is of high quality and free from visible
defects such as cracks, splits, or decay. The woods ds and beams appear to be straight,
with minimal warping or twisting, indicating its suitability for use in the construction of the
project.
This report is solely dedicated to verifying the quality of the wood material itself and its
components.

ALL “OPTIONAL” FLOORPLANS FROM PLAN SHEETS.

CHANGES TO ROOFTOP STRUCTURES FOR APPROVAL. THE CUPOLAS
INDICATED IN THE APPROVED CONDITIONAL USE ARE FOR A STAIRWAY
LANDING/ELEVATOR LOBBY ONLY AND NOT APPROVED FOR

Common Plan Review Notes

8. Floor wall and ceiling finishes shall be in accordance with 2006 IBC chapter 8,
table 803.5 and section 1210 as applicable.
9. Egress doors with access control shall be in accordance with 2006 IBC section
1008.1.3.4.
10. Stairs shall be in accordance with 2006 IBC section 1009, including usable space
under stairs, risers, treads, handrails, guards, etc.
11. Any glazing subject to human impact loads shall be in accordance with 2006 IBC
section 2406.
12. Plumbing trap seals shall be in accordance with 2006 IPC section 1002.4.
13. Plumbing and exhaust vent terminations shall be in accordance with 2006 IPC
section 904 and 2006 IMC section 802.
14. All mechanical equipment is required to be screened from view in accordance
with Zoning Ordinance section 25.M.2.
15. Construction hours in the city are from 7 am to 7 pm Monday through Saturday
and no work is permitted on Sunday. Site specific construction hours will be
provided at the pre-construction meeting.
16. All projects receiving approval from City Council for Conditional Use must go
back for re-approval should exterior changes in the projects occur, such as:
(a) Exterior materials
(b) Wall locations
(c) Traffic direction
(d) Landscaping
(e) Etc.
Allow 42 – 83 days for the re-approval process.
17. GFCI outlets shall be in accordance with 2005 NEC article 210.8(B).
18. Exterior signage is by separate permit application/approval and shall be in
accordance with Zoning Ordinance Section 60.
GENERAL COMMENTS:
1. COORDINATE ALL FIRE ALARM SYSTEM PLANS, APPROVALS AND INSPECTIONS
WITH THE FIRE MARSHAL, BRYAN PARKER, AT 817-410-4420.
2. THE PROJECT SHALL BE DESIGNED TO COMPLY WITH THE 2015 IECC.
VERIFICATION OF COMPLIANCE SHALL BE SUBMITTED TO THE CITY BY A
CERTIFIED ENERGY CODE INSPECTOR PRIOR TO THE ISSUANCE OF

BUILDING FINAL APPROVAL.
3. ALL CHANGES FROM THE CITY APPROVED PLANS WILL REQUIRE REVISED
PLANS SUBMITTED AND ADDITIONAL REVIEW FEES DUE.
4. THE CITY OF GRAPEVINE IS UNDER THE 2006 I CODES WITH THE 2015
I.E.C.C, 2015 IFC AND THE 2005 N.E.C. PLEASE PROVIDE FOR THESE CODES ON
THE PROJECT DATA INFORMATION AND THE PROJECT DESIGNS.
5. PLEASE READ THE FOLLOWING NOTE CAREFULLY AND FOLLOW THE
INSTRUCTIONS GIVEN. PLANS WILL NOT BE ACCEPTED THAT ARE REVISED
AND DO NOT FOLLOW THESE REQUIREMENTS, THANK YOU.
Please review comments and have designers add all review comments, required
information and created changes, all clouded within new plan sets. Please
provide 3 copies of new full corrected plan sets. Plan size may not exceed 36” in any
dimension. A copy of this plan review letter shall accompany the “response to
comments” sets of drawings. If required, review of response to comments will be
placed on hold until Planning Services approval has been obtained.
