Grapevine Parkway and platted as Lot 2R3, Southwest Grapevine Commercial Park was
approved per the attached site plan on March 8, 2012.
Please find enclosed an approved site plan set for your records. I have forwarded two approved
sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is obtained
and a use commenced within that period. Approval of an application does not authorize any
work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use or a special use can only be
approved by city council through the public hearing process.

Per Mr. Triplett's email of 12/16/11, we will submit to the city all the required information for an approval.
Below is a request for a review of the proposed location and setback of the generator enclosure.
The area to locate the enclosure has two mature 36" oaks that limit its location. The site plan shows the
proposed location for the generator and enclosure. The generator enclosure is a 14'-0" high masonry wall
on all four (4) sides and measures 22'-0" x 34'-0" We reviewed the height of the enclosure wall with Mr.
Triplett and he agreed that the height was appropriate to screen the generator since the generator is
13'-8" high. The set back from the property line to the enclosure is noted on the proposed drawing as
10'-5". This set back space of 10' is a utility right -of- way and the back of parking curb dimension.
We would appreciate your input so that we may proceed with a "site plan submittal".
