Renovate the existing house to include converting the existing one -car attached garage into a new drive-thru port cochere, rebuilding the front porch roof and adding a brick fireplace and chimney; 2. BACKGROUND: Certificate of Appropriateness application #CA26-09 was submitted by the owner Christian Mercado on February 11, 2026 to renovate the existing house to include converting the existing one -car attached garage into a new drive-thru port cochere, rebuilding the front porch roof and adding a brick fireplace and chimney; construct a new 2,008 square foot addition to the existing house containing a new kitchen, dining and family rooms, covered porch, two bedrooms and two baths, and a 573 square foot attached two -car garage with motor court. The original house was built in 1951 for A. V. Caffey, in the Minimal Traditional style that was popular in the United States in the 1940s and 50s. The Mercado family purchased the house to expand it to serve as their family home. The plans were developed for the property by architect Russell Moran following the Guidelines for O:\Historic Preservation Commission\CAs\2026 CA\CA26-09.4 840 East Wall Street new addition.doc March 19, 2026 (8:23AM) the D. E. Box Addition Historic District and Grapevine Pattern Book for properties located within the boundary of the Grapevine Historic Township District. The Street View would be changed with an addition to the east elevation of the house, a new chimney on the west side of the house and conversion of the original one -car attached garage into a porte cochere. The foundation of the new addition is pier and beam. Siding and exterior materials for the new addition and new garage would match those of the existing house. The lot is 14,627 square feet in size. The existing house of 1,062 square feet of living space combined with the new 2,008 square foot addition totals 3,070 square feet. With the new attached two -car garage of 573 square feet the total building coverage would be 3,643 square feet. Building height of the house is 17'-0". Lot coverage would be 22.1 %, (maximum 40% lot coverage). Staff recommends the Historic Preservation Commission approve #CA26-09 to renovate the existing house to include converting the existing one -car attached garage into a new port cochere, rebuilding the front porch roof and adding a brick fireplace and chimney; Construct a new square 2,008 square foot addition to the existing house containing a new kitchen, dining and family rooms, a new covered porch, two bedrooms and two baths, and a new 573 square foot attached garage with motor court; as per the attached plans with the conditions and all exterior materials, windows, doors and door hardware, and light fixtures be approved under a separate Certificate of Appropriateness and a permit is obtained permit is obtained from the Building Department.
