Alpha Testing, Inc. (ALPHA) provided testing and observation services for Principle Volkswazon of Grapevine from
March 10, 2021 to July 21, 2022. Reports documenting the observations and testing for the project were issued soon
after work was completed. At intervals scheduled by the contractor, ALPHA representatives observed and conducted
limited tests of the following project elements:
• Density Testing (Building Pads, Utilities, Paving Subgrade)
• Footings
• Concrete Testing (Foundations, Slab on Grade, Paving, Sidewalks)
• Masonry and Grout Testing
• Reinforcing Steel Observations
• Mechanical Lime Stabilization (Paving Subgrade)
To the best of our knowledge, information, and belief, the results of our field and laboratory observations and tests
accurately reflect the conditions tested.
It should be noted that our testing and observation services were performed on an as requested basis, and only when
requested by the contractor and/or their designated representative. We offer no opinion regarding materials not tested
or observed by ALPHA representatives. This letter is provided solely for the benefit of the above listed and does not
impact in any way the rights and obligations of third parties, including contractors and subcontractors who may have
provided the materials and/or construction services tested or observed.

To Whom It May Concern:
In accordance with the requirements of the International Building Code, Dally + Associates, Inc.
provided limited field observation services on the above referenced project.
Based upon photographs provided of the final installation, the third-party testing agency’s (Alpha
Testing, Inc.) reports, their final letter dated September 7, 2022 and to the best of our knowledge,
it is our opinion that the structural portions of the project, including the foundation, concrete,
reinforcing steel, tilt-up panels, structural steel, welding and bolted connections were constructed
in accordance with the applicable Structural Drawings and Specifications, and the structural
engineering aspects of the IBC and other applicable codes and standards.
Our professional opinion does not relieve the contractor, or any other parties involved in
constructing the project, from full compliance with the approved structural plans and details, and
all applicable building code requirements.

Two lamps were marked as temporarily inoperational. However, given the high number (89) and density of -25' LED Area Lamp Poles
(ranging in intensity from 4270 to 65953 Lumens) and their location well inside of the perimeter lamps, it is the professional opinion of
ScanTech this condition will not affect the perimeter survey readings to a measurable degree.
|RN0NGS
The Northwest property line side faces the Hwy 121 service road (William D. Tate Drive) and has levels ranging from 0.4 - 4.1 fc. The
South side ranged from 0.4 - 4.9 fc and is adjacent to a Chevrolet dealership along with some wooded areas (50'+ layers of trees at least
25' high) towards the Southeast side. On the Northeast side which is adjacent to a Honda dealership, the light levels vary from 0.4 - 4.7 fc.
The Southeast side which abuts a secondary lot for the aforementioned Honda clealeship ranged from 0.4 - 3.1 fc.

Summary Based on experience with photometric surveys over several years and several cities, the fighting levels measured
as acceptable for a Non -Residential area borded by similar car dealerships and the significant setback of 120' from
