with conditions #CAI 7-17 for the property addressed 807 East Texas Street, legally
described as Block 2, Lot 16, D.E. Box Addition, City of Grapevine, Texas. The
following was approved on this Certificate of Appropriateness. -
1. Foundation repair recommended by engineer;

For the purposes of this report, the stfucture i's deemed to face south,, The stracture is a single story
building of frame construction with stick built roof trusses. The exterior wall is composed of Anyl
sidings., The roof is covered with composition shingles. The structure tests on concrete pier ana I oearn
f-oundation.
Attached drawing 170119-33 shows the general layout of the residence, elevation contour lines 'in

inches and areas needing attention.
The residence appears to be 'in generally good condition. However, ffiere 'is some f:oundatlon
movement and distresses that indicate presence of problem in the structure. The elevation differentials
presently exceed the generally accepted guidelines mid roquire repair at this timeli
The cause of movement 'I's most likely the result of the seasonal, variation of molsture content in the soil
and/or effect of the compaction of fill materials.
The pier locationg may be adjusted as, needed to place the piers under the beams, or pier can be placed
using steel "C" channels for supports where no beanis are present Bor even load distribution. If no
beat -as are located or a,,, in the proper location for a secure lift, additional piers may be needed.,

As stated, the structure 'is in generally good condition, but there 'is some foundation movement and
settlement occurring. The installation of Piers as I'ndicated 'in the drawing would stabilize the
foundation back into proper position and suppoit the structureBor long-term stability.
The control of the soil moisture is the key fiactor to maintaining the 'Integrity of the foundation, Keep
rainwater and 'its effects completely away from the foundation and the homeowner can control the
amount of moisture with a watering laim
