This letter confirms on April 13, 2026 the Historic Preservation Staff approved with
conditions #CA26-23 for the property addressed 525 East Worth Street, legally described as
Block 108, lot 7, College Heights Addition, City of Grapevine to the Grapevine Historic
Preservation Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended,
for the following:
Enclose existing covered patio under the main roof of the house; space to become
part of the house living area square footage, as follows:
a. Relocate existing slider door unit from the east wall of the covered space, and
reinstall in the existing opening on the outside wall of the house;
b. Fill-in any open wall areas to the sides and above the slider door unit using
Hardy siding and trim boards to match the existing siding of the house;
with the conditions a Building Permit is obtained from the Building Services Department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit�isj is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

Happy Monday!
We were sorry to have missed you at the Porch Party yesterday. It turned out to be such a beautiful afternoon to
be outside.
Attached is a CA for our primary residence at 525 E Worth Street. You and Kayce were kind enough to walk the
space with me a couple of years ago when we were exploring an expansion of the garage to create additional
living space. Due to the building -to -land coverage limitations within the P&Z ordinance, that option ultimately
wasn't feasible.
As an alternative, we're now looking at enclosing the side patio, space we don't utilize as often as we could. Since
it's already on an existing slab and covered by the current roofline, the primary modification would be relocating
the sliding doors from the east side of the patio to the west side. The goal is to create a comfortable solarium -
style space for reading or watching television.
I'll drop off hard copies at the CVB building this afternoon, but wanted to share this with you in advance as well.
Please let me know your thoughts, and if it would be helpful to walk the space together, we would be happy to
coordinate a time that works for you.
