the last City-approved tax rolls, you received this notice. If you cannot or do not wish to
attend the public hearing, the attached form is provided for your convenience.

Purpose of Request:
The request is for the following special exception to the Grapevine Comprehensive Zoning
Ordinance 82-73: Section 43.E.3, Nonconforming Uses and Structures allows the Board of
Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The
applicant is requesting a special exception to Subsection 15.G.3, Width of Side Yard of Section
15, “R-7.5”, Single-Family District Regulations to allow an existing dwelling to remain as
developed, by reducing the minimum side yard setback from 6 feet to 4 feet along the western
property line.

PROJECT DESCRIPTION: platted as portions of Lots 3B & 4, Block 106 College
Heights Addition – Grapevine. Subsection 15.G.3, Width of side yard of Section 15, “R -
7.5”, Single-Family District Regulations. Submitted BZA application for a special
exception to reduce the minimum width of the western side yard setback from 6 feet to 5
feet.
PLANNING SERVICES
Plot Plan
• Update the plot plan to reflect the existing pavement as shown on the su rvey.
• Rotate the plot plan and place north at the top of the sheet.
• Add a vicinity map.
• Add the following notes:
o Mechanical and electrical equipment including all air conditioning units,
shall be designed, installed, an operated to minimize noise impact on
surrounding property. All such equipment shall be screened from public
view.
o All requirements of the City of Grapevine soil erosion control ordinance
shall be met during the period of construction.
• Add the following purpose statement:
o The purpose of BZA26-05 is for a special exception request to allow a
residential dwelling to remain as developed with a 1-foot encroachment
into the required west side yard setback for the existing dwelling and to
allow a building expansion for an attached garage, and a special
exception to allow less the 50% of landscaping area in the front yard
setback.
