INN SIGNAGE UPDATE” ON THE COVERSHEET.
PROJECT DESCRIPTION: CU26-02 - submitted by Jack Baker with Barnett Sign s
for property located at 2200 Bass Pro Court, platte d as Block 1, Lot 1R-A, Silver
Lake Crossings Addition. The site was previously ap proved for conditional use
permit CU17-05 (Ord. 2017-023) to establish a maste r site development plan to
include a multifamily complex, a multi-tenant offic e building, and the inclusion of
two previously approved hotels. The applicant is re questing a conditional use
permit to allow a monument sign in conjunction with an existing dual-branded
hotel. The property is zoned “CC”, Community Commer cial District and is owned
by Summit Hotel Properties, Inc.
PLANNING SERVICES
Application
P1. Correct the zoning on Sheet 2 of the Application. T he zoning is “CC”,
Community Commercial District.
General and Organization of Plan Set
P2. Which plan set are we supposed to be reviewing for the conditional use
permit (CUP) request? The “Architectural” plan set is 87 pages and
intended for the building permit of the dual brande d hotel. The “456657-R1-
Grapevine, TX – Permitting” is more along what we n eed for a CUP plan set
but we don’t need Sheet 1 of 6 with an enlarged Sig n Permit Application.
Remove sheet 1 of 6.
The Sign Permit Application is needed at the time o f building permit to the
Building Services Department and needs to be on a t ypical 8 ½”x11” sized
sheet of paper(s).
P3. What is the difference between the plans done by Pe rsona Triangle and
then by Blew and Associates? All sheets by Persona Triangle say, “Master
Site Plan” in the title block. Each sheet needs a d ifferent title in the title
block.

P5. Drawing and Sheet in General: This is not a master site plan. The master site
plan should show all lots in the development which includes the following: Lots
1A1-1, 1A2-1, 1A3-1, Block 1, The Bluffs at Grapevine Addition, Silver Lake
Crossings Addition, Lot 1-RA, Block 1 & The Bluffs at Grapevine Addition Lot 2-
RA, Block 1. It needs to show the lots to the east that have the apartments, office
and future hotel.
P6. Vicinity Map: Remove the vicinity map from Coversheet and place it on Master
Site Plan (Sheet 2 of 6).
P7. Title Block: Add the following title block to the lower right-hand corner of the
Master Site Plan Sheet –
Title Block: Add in “One Lot” per conditional use permit site plan checklist.
P8. Title Block: Correct zoning to “CC”, Community Commercial District. Add a
comma (,) between “CC” and Community. Add the word District after the word
Commercial.
P9. Signature/Approval Block: Revise case number to “CU26-02”. Revise sheet
number to 1 of 6.
P10. Purpose Statement: Reword to be more concise, “The purpose of this Conditional
Use Permit is to allow the installation of a new illuminated monument sign along
the northern property line adjacent to the second driveway, replacing an existing
directional sign, which will feature both brands by Marriott."
