BEING a 3.507 acre tract of land in the Leonard Lincoln survey, Abstract
981, situated in the City of Grapevine, Tarrant County, Texas and being
that tract described in described by plat as Lot 1R, Block A, The oaks of
Lonesone Dove Addition Revised; as recorded in Cabinet A, Slide 5336, Plat
Records of Tarrant County, Texas (P.R.T.C.T.) and all of that certain tract
of land described in deed to Gazim Idoski, as recorded in Document
No. D215099497, Deed Records of Tarrant County, Texas (D.R.T.C.T.);
and being more particularly described as follows:
BEGINNING at a 1/2" iron rod found on the east right-of-way of Lonesome Dove
Road (a 60 feet right-of-way) at the northwest corner of said Lot 1R;
THENCE South 87°06'20" East, a distance of 218.25 feet along the north line of
said Lot 1R and the south line of Lot 2, Block A, The oaks of Lonesone Dove
Revised to a 1/2" iron found for a corner;
THENCE NORTH a distance of 100.00 feet along the west line of said Lot 1R and the

On Tuesday evening, February 21, 2017 at 7:30 P.M. in the City Council Chambers, 2nd
Floor, 200 South Main Street, Grapevine, Texas, the City Council and Planning and Zoning
Commission of the City of Grapevine will hold a public hearing to consider the following
items:
Z17-01— The Oaks of Lonesome Dove — submitted by Gazim Idoski for property located
at 2321 Lonesome Dove Road. The applicant is requesting to rezone 3.507 acres from "R-
20" Single Family District to "R-12.5" Single Family District for the development of nine
residential lots. The property is owned by Gazim Idoski.
AMENDMENTS TO COMPREHENSIVE ZONING ORDINANCE 82-73 - The City Council
and the Commission will consider amendments and changes to the Comprehensive Zoning
Ordinance, No. 82-73, same being Appendix D of the Code of Ordinances as follows:
Section 25, "CC" Community Commercial District, Section 26, "HC" Highway Commercial
District, Section 27, "PO" Professional Office District, Section 29, "HCO" Hotel and
Corporate Office District, and Section 32, "BP" Business Park District relative to the
application process.
After all parties have been given an opportunity to speak, the public hearing will be closed
and the Commission and the City Council will deliberate the pending matters. Please

REQUESTED ZONE CHANGE AND COMMENTS:
The applicant is requesting a zone change to rezone 3.507 acres from "R-20" Single -
Family District to "R-12.5" Single -Family District for the development of nine residential lots
It is the applicant's intent to demolish an existing dwelling and develop nine single-family
lots on the subject site with a single access from Lonesome Dove Road. The average lot
size for the proposed nine lots is 14,683 square feet. The largest lot size is 19,390 square
feet and the smallest lot size is 12,502 square feet. Proposed density is 2.6 dwelling units
per acre; maximum density allowed is three dwelling units per acre.
PRESENT ZONING AND USE:
The property is currently zoned "R-20" Single -Family District and is developed with one
single-family dwelling.

HISTORY OF TRACT AND SURROUNDING AREA:
The subject property was not within the City boundary of the City of Grapevine prior to the
1984 City Rezoning but was, however, within the City extraterritorial jurisdiction. The
subject property was annexed into the City of Grapevine as part of an approximate 300
acre annexation from the City of Southlake and the Corp of Engineers which was approved
by the City Council (Ord. 1993-49) at their November 2, 1993 meeting. The subject site
received the "R-20" Single -Family District designation upon annexation.
The majority of the site to the north the City Council, at their September 19, 2006 meeting,
approved Z06-10 (Ord. 2006-63) to rezone the site from "R-20" Single -Family District to "R-
12.5" Single -Family District. The remainder of the site to the north is zoned "R-20" Single -
Family District. South and west of the subject site is the City of Southlake. East of the
subject site the City Council, at their October 19, 1999 meeting, approved Z99-18 (Ord.
1999-156) to rezone the site from "R-20" Single -Family District to "R-12.5" Single -Family
District.
SURROUNDING ZONING AND EXISTING LAND USE:
NORTH: "R-20" Single -Family District and "R-12.5" Single -Family District—The
Oaks of Lonesome Dove and Dove Park Estates
SOUTH: City of Southlake
EAST: "R-12.5" Single -Family District—Cannon Homestead
WEST: City of Southlake
The subject tract is not located within any of the noise zones as defined on the "Aircraft
Sound Exposure: Dallas/Fort Worth Regional Airport Environs" map.
The Master Plan designates the subject property as a Residential Low Density land use.
The applicant's proposal is in compliance with the Master Plan.
Lonesome Dove is not an approved thoroughfare as shown on the City of Grapevine
Thoroughfare Plan.

Mr. Idoski,
This letter is to verify that your request to rezone 3.507 acres from "R-20" Single -Family District to
"R-12.5" Single -Family District for the development of nine residential lots. The property is located
at 2321 Lonesome Dove Road and proposed to be platted as Lots 1 R1 and Lots 2-9, Block A, The
Oaks of Lonesome Dove Revised was approved by the City Council on February 21, 2017. A copy
of the approved ordinance is enclosed.
On February 21, 2017, the Planning and Zoning Commission recommended the City Council
approve the request as stated above.
Any changes to a site plan approved with a conditional use ora special use (no matter how
minor or major) can only be approved by city council through the public hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on
which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a
Building Permit is obtained and the erection or alteration of a structure is started, or (2) an
Occupancy Permit is obtained and a use commenced.
The City Council may grant one additional extension not exceeding one (1) year, upon written
application, without notice or hearing. No additional extension shall be granted without complying
with the notice and hearing requirements for an initial application for a Conditional Use Permit.
