At the request of Accurate Foundation Repair, Inc, an engineering review of the
Pier/Piling Location Diagram was made. The review was limited to an examination of the field
notes documenting the conditions of foundation distress, Texas branch of the American
Society of Civil Engineers also describes this as a level "B" evaluation. Unless otherwise
stated, no soil samples were taken, no soil tests were performed, and no destructive testing
or invasive procedures were employed,
OBSERVATIONS
This StrUCtUre �s a multi -family commercial building with a stab on grade foundation,
The examination of the elevation survey and field notes deterrnined that the slab deflection
exceeds the standards normally projected for a foundation of this type,
CONCLUSIONS
The variation of elevation in this fOUndation appears to be the result of settlement of a
portion of the outer perimeter of the slab. This settlement was possibly caused by the
desiccation of the expansive clay, soils that are known to exist 41 this area Desiccation of file
Soils, is usually caused by rnature landscaping, trees and by seasonal cliniate vanations.
It is riot unusual to see a sob in the DFW area mow, in rpsponse to r'noisture
variations that normally attend sensonal changes. Setflern(,,nt of a forindation that is induced
by seasonal considerations usually occurs during the not dry surnmer months when the clay
soils dry out to xi del)th of 10 to 15 feet, The drying (desiccation) ocuirs boc�,wso of both
sunIcloc, evaporation and transpiration (water being removed from the soils by trees and
shrubs), It is possible that portions of a slab fOUndation that have preViOUsly not moved can
exile nenne settlement due to desiccation of the soil it portion of the foundation has been
previously undoTpinned, those portions should not settle.

RECOMMENDATIONS
The affected portion of the foundation of this building can be stabilized from
experiencing any further downward movement by the installation of sixty-three (63) exterior
steel pipe pilings, located at the approximate locations shown on the attached Foundation
Repair Plan. Field conditions (,utility line locations, etc.) may require the adjustment of some
of these locations,
The steel pilings should be driven to the underlying bedrock Or until they can be
driven no deeper, Each piling should have a minimun') working load capacity of 10,000
pounds and a rninirnuni safety factor of two, A steel pipe piling constructed and installed in
accordance with the attached details will meet these criteria,
After all of the underpinning process Is complete, any voids created below the slab
should be filled with a soillcernent grout, if the soil below trie slab is at its normal expanded
state, Tihe plumbing system should also be checked for leaks, If it is necessary to add fill dirt
around the foundation, all fill shOUld consist of soil with high clay content (not sandy learn,
sand. eitc,). Ail foundation repairs should be warranted by the foundation repair contractor to
insure against future downward movement of the fOUndation,
Properly installed piers will take out the downward portion of the seasonal up and
clown movement. Unoorpinning afoundation only prevents future downward MOVeMent frorn
OCGL!rhng; tiowever. piers canriot prevent expansive clay soils from upheaval. The DFW
rnetroplex is known for its expansive clay soils.

around the entire foundation be sloped to allow water to flow rapidly away from the

The building owner must institute a watering program that will keep the sub surface
soils around the foundation at constant moisture content, year round, Watering should be
done in such a manner that the water penetrates the subsurface soil several feet deep,
especially in the dry seasons. This will help to minimize (not eliminate) additional seasonal
foundation movement, If the building owner has any question concerning this, fie should call
the undersigned for additional information,
This Repair Plan Review was not intended to be all inclusive but was limited in scope
to a review of the elevation survey, field notes and repair plan for the areas of the foundation
that are, to be Underpinned, This report is based on the provided documentation and the
repair plan is in accord with generally accepted industry practice for the repair of foundations,
