the last City-approved tax rolls, you received this notice. If you cannot or do not wish to
attend the public hearing, the attached form is provided for your convenience.

Purpose of Request:
The request (BZA26-08) is for the following special exception to the Grapevine Comprehensive
Zoning Ordinance 82-73: Section 43.E.3, Nonconforming Uses and Structures, which allows the
Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming
use. The applicant is requesting a special exception to Subsection 15.G.3., Width of Side Yard on
Each Side of Section 15., “R-7.5”, Single-Family District Regulations to allow the existing dwelling
to remain as developed with an 8 -inch encroachment into the west side yard setback.

PROJECT DESCRIPTION: BZA26-08; 2921 Mesa Verde Trai l - platted as Block
1, Lot 24, Parra Linda Estates. Submitted BZA appli cation for a special exception
to Subsection 15.G.3., Width of side yard on each s ide of Section 15., “R-7.5”,
Single-Family District Regulations to allow the exi sting dwelling to remain as
developed with an 8-inch encroachment into the west side yard setback.
PLANNING SERVICES

• PARTIALLY ADDRESSED – Revise the labels and remove the 10’ line
PS4. Revise the rear yard setback to be 25 feet
• ADDRESSED PS5. The only sheet we need is the first one (site plan).
Remove all other sheets from the next round of revi sions.

setback”.
