REQUESTED ZONE CHANGE - This request seeks to rezone 30 properties (located south of Worth Street) currently classified under various zoning districts, including residential, commercial, and industrial, Z26-02.4b to the "GU", Government Use District. This is the second 30 out of 56 proposed rezoning initiatives for publicly owned properties processed in two groups, transitioning from various base zoning districts to the "GU", Governmental Use District. The first group was approved at the Joint Planning and Zoning (P&Z) Commission and City Council meeting on Tuesday, May 19. Importantly, no physical changes to these properties are proposed, this is strictly a zoning classification update. This request is primarily administrative and aims to align existing zoning classifications with the public ownership and intended governmental functions of these properties. The properties involved are owned by various public entities, including the City of Grapevine, the City of Southlake, and the U.S. Army Corps of Engineers (U.S.A.C.E). The current zoning districts do not accurately reflect their governmental use, leading to inconsistencies in the Official Zoning Map. The proposed rezoning will further a uniform designation for publicly utilized properties, enhancing clarity for city staff, elected officials, and the public regarding their intended use. This change will help alleviate potential confusion during future development reviews and land use analyses, ultimately supporting long-term planning and improving administrative efficiency.
