City of Grapevine, Tarrant County, Texas, being all of Lot 2113, Southwest Grapevine Commercial Park, an
addition to the City of Grapevine, Texas, according to the plat thereof recorded in County Clerk's
Instrument No. (CC#) D199287434, Official Public Records, Tarrant County, Texas (OPRTCT), as conveyed

• Please add the following note:
This sheet revises SP99-26 approved on November 29, 1999
by reconfiguring the parking layout and the internal traffic
circulation plan to allow fire lane access from the adjacent
Lot 1 R3A.
• Please label the revised site development plan as the Dimensional
Control Site Plan.
• Please dimension the proposed parking to the nearest property line.
The minimum required distance is ten (10') feet.
• Please state the purpose of the proposed sidewalk connecting the

Dear Mr. Triplett,
We are in receipt of the subject review comments and we offer the following responses.
GENERAL COMMENTS
1. Please add case number SP17-06 to all sheets and renumber the sheets.
The case number is added. The sheets numbers ore consistent with the original plan set
sheet numbers from 1999.
DIMENSIONAL CONTROL SITE PLAN (Sheet 1A)
1. Please add the following note:
This sheet revises SP99-26 approved on November 29, 1999 by reconfiguring the parking layout and the
internal traffic circulation plan to allow fire lane access from the adjacent Lot 1113A.
The note above is added.
2. Please label the revised site development plan as the Dimensional Control Site Plan.
The sheet is renomed accordingly.
3. Please dimension the proposed parking to the nearest property line. The minimum required distance is ten
(10') feet.
There is 12.91' minimum from the proposed parking to the property line. A dimension is
added.

Lot .1R3R and 2R3 property Owners have on agreement which includes the proposed cross
access easement and fire lane connection, shared parking, and the proposed sidewalk
connection. The proposed sidewalk connecting the two properties is for convenience and
will allow Employees of 2605 Heritage Ave access the existing parking lot at the rear of the
building.
5. Please dimension the existing building to all property lines.
Dimensions are provided.
6. Within the Site Data Summary table please revise the required landscaping from 30% to 20%.
The table is updated accordingly.
7. Please add an internal traffic circulation plan.
Traffic circulation arrows are added to this sheet.
8. If the covered parking is proposed please provide the carport elevations and contact Building Inspections at
817.410.3165 for permit requirements. No portion of the covered parking may encroach into a required fire
lane. Please dimension the width of the fire lane adjacent to the covered parking.
The covered parking is built. The Access and Utility Easement adjacent to the structure is
24' wide. However, the pavement width, from face of curb to face of curb, is 25' wide.

The fire lane is painted along the face of curb and is 25' wide. Dimensions are shown on
the Dimensional Control Site Plan, sheet 1b. The covered parking appears to be on the
edge of the 25' wide fire lone. See photo below.

Caddo Maples hove been replaced with Chinese Pistachio trees.
1. Please revise the following within the Landscape Requirement Table. Change the required landscaping from
30% to 20%. All required trees to be 3" minimum caliper.
Required landscape area calculation has been changed to 2090. A note has been added
about the minimum 3" caliper for required trees. The plant list also shows 3" caliper trees.
OTHER COMMENTS
1. Please contact Cristin Turner - Civil Engineer at 817.410.3136 regarding platting requirements.
We understand on Amended .final Plat is required for the new Access Easement. We've
therefore submitted the plat in January,
2. Please direct all questions regarding the following comments to Randie Frisinger — Deputy Chief or Bryan
Parker —Assistant Fire Marshal at 817.410.4420 or 817.410. 4421. No access to the rear of the property for
hose lay. Must provide additional fire lane on rear of property with turning radius to meet 30' inside radius.
Provide fire sprinkler system and fire alarm monitoring of the sprinkler system.
The above comments are repeated from the SP17-01 case and we understand the
comments ore addressed with no change to the fire lane.

Re: Case No. SP1 7-06
This letter is to verify that your Site Plan Review application SP1 7-06 for property located
at 2550 Southwest Grapevine Parkway and platted as Lot 2R3, Southwest Grapevine
Commercial Park was approved per the enclosed site plan on March 23, 2017. Please find
enclosed an approved site plan set for your records.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun
within that period, and is thereafter diligently pursued to completion or an occupancy permit
is obtained and a use commenced within that period. Approval of an application does not
authorize any work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use ora special use can only
be approved by city council through the public hearing process.
