Demolish the existing, non -historic age shed from the property; 2. Relocate the 688 square foot existing Arts & Crafts Bungalow to the rear yard to serve as a Secondary Structure; 3. Construct a new one-story residence in the Arts & Crafts Style following the requirements of the Grapevine Design Guidelines and the Grapevine Pattern Book to comply with style, massing, scale and material requirements; as per the attached drawings and site plan with the following conditions: 4. Historic Landmark Designation is applied for and approved for the property; 5. The existing Arts & Crafts Bungalow house, to be reviewed under a separate Certificate of Appropriateness, relocated to the rear of the property to be used as a secondary structure, placed on a permanent foundation and the building made weather tight, to include any roof and siding repairs together with construction of the new home; 6. Reconsideration of exposed rafter tails and open eaves on the roof over the single car garage, the porte-cochere and Bedroom/Bath #4; 8. Prior to the issuance of any Building Permits: a) The property must be re -platted to accommodate the proposed development, utilities, and accommodate the property boundary discrepancies. b) The proposed air conditioning equipment and backup home generator must be installed in a location that complies with applicable zoning and building regulations, subject to approval by the Public Works and Building Services Departments; c) The owner must show with the building permit that the original dwelling structure, which is to be converted into a secondary structure and relocated on the lot, does not exceed 16 feet in height. This height is measured from the foundation to the highest point of the structure and must comply with all applicable building setback requirements for secondary structures in the Zoning Ordinance; and d) A floor plan for the relocated original dwelling structure must be submitted with the building permit application. This plan must demonstrate that the structure is no longer configured or intended for use as a dwelling or for residential occupancy. The floor plan must also confirm that the proposed location of the relocated original dwelling structure will not encroach upon any existing or planned utility easements or utility infrastructure located on, adjacent, or through the property. 9. A building permit is obtained from the Building Services Department. An approved Certificate of Appropriateness is not an approved building permit; a building permit is / is not required.
