Also present was City Council Liaison Sharron Rogers, and the following City Staff: Kaitlen Cerney Erica Marohnic Albert Triplett Lindsay Flores Mona Hassan Attorney, Boyle & Lowry Director, Planning Services Planner II Planner I Planning Technician CALL TO ORDER: 5:45 P.M. — Planning and Zoning Conference Room Chairman Sheppard called the Briefing Session of the Board of Zoning Adjustment to order at approximately 5:45 P.M. BRIEFING SESSION 1. Roll Call. a. The Chair called roll. 2. Board of Zoning Adjustment to conduct a briefing session to discuss items scheduled to be heard at the June 1, 2026, public hearing. 06.01.26 mm 1 Agenda Item # 7 Albert Triplett briefed the Board on the case listed on their regular meeting agenda and took questions. ADJOURNMENT OF BRIEFING SESSION With no further discussion, Sheppard moved to adjourn the Briefing Session. The Briefing Session was adjourned at approximately 6:03 P.M. Public Hearing 3. Call to Order — Sheppard called the meeting to order at 6:15 P.M. 4. Pledge of Allegiance — U.S. Flag The Chairman administered the oath to all individuals who addressed the Board during the public hearing, prior to their testimony. CITIZEN COMMENTS 5. No citizens requested to speak. OLD BUSINESS None. NEW BUSINESS 6. Board of Zoning Adjustment to conduct a public hearing relative to Board of Zoning Adjustment case BZA26-10 submitted by Kevin Murillo for property located at 314 South Church Street and consideration of the same. Albert Triplett presented the proposed plan and answered questions from the Board. Project representative Linda Murillo of 140 South Joplin Road, Kennedale, TX 76060, presented and answered questions from the Board. Muras moved to approve with conditions BZA application BZA26-10A. Townsend seconded the motion, which prevailed by the following vote: Ayes: Sheppard, Muras, Anderson, Gaspard, Townsend Nays: None Approved: 5-0 06.01.26 mm 2 Agenda Item # 7 Gaspard moved to approve with conditions BZA application BZA26-10B. Muras seconded the motion, which prevailed by the following vote: Ayes: Sheppard, Muras, Anderson, Gaspard, Townsend Nays: None Approved: 5-0 7. Consider the minutes of the May 4, 2026, Board of Zoning Adjustment meeting. Anderson moved to approve the May 4, 2026, minutes for the briefing session and public hearing. Gaspard seconded the motion, which prevailed by the following vote: Ayes: Sheppard, Muras, Anderson, Townsend Nays: None Abstention: Gaspard Approved: 4-0-1 ADJOURNMENT With no further business to discuss, Muras moved to adjourn the meeting at 6:38 P.M.
