This letter confirms on March 22, 2017, the Historic Preservation Commission
approved w*1th condiftions #CA1 7-25 for the property addressed 607 South Dooley
Street, legally known as Block 1, Lot 1 , Dooley Estates Addition, City of Grapevine,
Texas. The following was approved on this Certificate of Appropriateness:
1. Remove non-contributing carport;
2. Renovate the original house and construct a new 1 -story addition on the
north side of the house;
3. Demolish a portion of the rear addition and reconfigure the remainder into
a separate detached structure;
4. A variance be granted to allow for construction of a new 2 -car garage with
storage area of 696 square feet to exceed 500 square feet;
as per the attached drawings with the condition a permit(s) is obtained from the
Building Department and all exterior materials, finishes, paint colors, doors and
hardware, windows and light fixtures are required to be approved on a separate
Certificate of Appropriateness.

Certificate of Appropriateness application #CA17-25 was submitted by the applicant Neal
Cooper on February 21, 2017 to remove non-contributing carport, construct a new 1 -story
addition on the north side of the original Tiller House built in 1908; and demolish a portion of
the rear addition and reconfigure it into a separate detached structure. The house is
landmarked and i's a contributing structure. The plans for the house renovation, new addition
and two -car garage were developed by Architect Scott Buchanan following the Design
Guidelines established for the property and the provisions of the 2013-23 update to the
Preservation Ordinance.
On the front elevation, the original house is visible to the right and a new gabled addition is
shown to the left. Original features of the house including the distinctive gable ends are
repeated on the new addition. The existing house with addition and the reconfigured
detached structure would contain 3,212 square feet of living area. Rooms include foyer,
family room, kitchen, dining room area, three bedrooms, and four and Y2baths.

A variance would be required to construct the detached 696 square feet garage at the rear of
the property. Although the garage will exceed 500 square feet, the total area of the house,
garage with storage would be under the maximum allowed for all structures (3,400 square
feet main structure, 500 square feet garage, 200 square feet storage total 4,100 square
feet), thereby meeting, in staff's opinion, the intent of the ordinance, The CVB Director,
Historic Preservation Officer and the Development Services Director recommend approval.
The lot s,ize is 19,697 square feet and the building coverage is 20% which is less than the
maximum coverage of 40%.
Staff recommends approval of #CA1 7-25 for plans to remove the non-contributing carport,
renovate the original house and construct a new I -story addition on the north end of the
house; demolish a portion of the rear addition and reconfigure the remainder into a separate
detached structure; and a variance be granted to allow for construction of a new 2 -car garage
to exceed 500 square feet; as per attached plans, with the conditions a building permit is
obtained from the Building Department and all exterior materials, windows, doors and door
hardware, light fixtures and paint colors be approved under a separate Certificate of
Appropriateness.
