This letter confirms on March 22, 2017, the Historic Preservation Commission
approved with condI'til'ons #CAI 7-26 for the property addressed 317 East Franklin
Street, legally known as Block 33, Lot 10, Yates & Jenkins Addition, City of
Grapevine, Texas. The following was approved on this Certificate of
Appropriateness:
1. Renovate the existing 1,060 square feet house and construct a new 678
square feet 1 -story addition to the rear of the house,
2. Construct a new 497 square feet 2 -car detached garage in the rear yard of
the house;
as per the attached plans with the conditions a permit(s) is obtained from the
Building Department and all exterior materials, windows, doors and door
hardware, light fixtures and paint colors be approved under a separate Certificate
of Appropriateness.

Maykus on February 22, 2017 to renovate the existing house and construct a new 1 -story

Design Architects to follow design guidelines established for the property.
The existing 1,060 square feet housewould, expanded to 1,738 square
feet. The new addition would expand the kitchen area and would add a new master bedroom
with bathroom d details of the original house would be wood
siding with details to match the existing house. Lot size is 7,746 square feet and building
coverage would be 22.4% which is less than the 40% maximum coverage.
Staff recommends approval►f #CA17-261 for plans to renovate the construct a new 678 square feet 1 -story addition to the rear of the house and construct a new
497 square feet garage in the rear yard of the house as per attached plans following the
Design Guidelines established for the property, with the conditions that a building permit is
obtained from the Building Department and all exterior materials, windows, doors and door
