This letter confirms on March 22, 2017, the Historic Preservation Commission
approved w"Ith condi'fions #CA17-27 for the property addressed 640 East
Northwest Highway, legally known as Block 1A, Lot 1, Adams Addition Grapevine,
City of Grapevine, Texas. The following was approved on this Certificate of
Appropriateness:
1 . Construct a new 4,000 square feet retail building on vacant lot;
as per the attached drawings with the conditions- a permit is obtained from the
Building Department and all exterior materials, finishes, paint colors, doors and
hardware, windows and light fixtures are required to be approved on separate
Certificate(s) of Appropriateness.
An approved Certificate of Appropriateness is not an approved Bufldl'ng Permi")

request for a Certificate of Appropriateness to the Grapevine Historic Preservation

Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended for
property addressed as 640 East Northwest Highway, and platted as Block 1A, Lot 1, of
the Adams Addition, City of Grapevine, as follows. -
1. Construct a new 4,000 square feet retail building on vacant land as per the submitted
drawings with the conditions,*
All exterior materials, finishes, paint colors, doors and hardware, windows and light
fixtures -are required to be approved on separate Certificate(s) of Appropriateness.
On February 20, 2017 Kosse Maykus submitted an application for a Certificate of
Appropriateness for a new business building to be built on vacant land located at the
southeast corner of Northwest Highway and Austin Street. The property is zoned "HC"
Highway Commercial. The proposed use of the building will be as a retail building for two
prospective tenants.
The building presented follows the Design Guidelines established for the property,
reflecting the period of significance for the Main Street Grapevine Commercial Historic
District of 1870 — 1930 and incorporates elements of the City of Grapevine's Desim
Guidelines for Historic Commercial and Residential Buildi The lot size is 31,726 and
the building coverage is 12.6% which is less than the 40% maximum coverage. The
impervious coverage is 67.8%. There are 25 parking spaces provided as required.
The building features a brick exterior with projecting brick pavilions, Main Street style

store fronts along Northwest Highway, metal awnings, signage with gooseneck lighting
and a painted mural on the west elevation of the building, facing Austin Street.
Staff recommends approval of the new 4,000 square feet retail building with the
conditions all exterior materials, finishes, paint colors, doors and hardware, windows and
light fixtures be approved on a separate Certificate(s) of Appropriateness.
