This letter confirms on March 22, 2017, the Historic Preservation Commission
approved with condlotolons #CA17-28 for the property addressed 319 East Collegg
Street, legally known as Block 29, Lot 2A, City of Grapevine, Texas. The following
was approved on this Certificate of Appropriateness:
1. Remove existing addition on east side of house;
2. Renovate original house;

Staff recommends the Historic Preservation Commission approve with condofflions
Certificate of Appropriateness #CA1 7-28 for the property located at 319 East College Street,
legally described as Block 29, Lot 2, Original Town of Grapevine, Grapevine, Texas to the
Grapevine Historic Preservation Ordinance 91-73 (Appendix G — Grapevine Code of
Ordinances), as amended for the following items. -
1 . Remove addition on east side of house,
2. Restore original house;
3. Construct new 1 1/2 story addition with partial basement following the Design
Guidelines of the College Street Residential Historic District;
4. Demolish existing garage and construct new two -car garage with storage/workshop-,
as per attached drawings with the conditions th-at a variance be approved for the
addition of a garage over 500 square feet; a building permit be obtained from the
building department; and all exterior materials, windows, doors and hardware, light
fixtures and paint colors be approved under a separate Certificate(s) of
Appropriateness.
Certificate of Appropriateness application #CA1 7-28 was submitted by the applicant John
Allendar on February 22, 2017 to remove the addition on the east side of the house, restore
the original house, construct new 1 Y2story addition with partial basement, demolish existing
garage and construct a new two -car garage with storage/workshop. The original house is a
Grapevine historic landmark located within the College Street Residential Historic District.
The design for the project was prepared by architect John Allendar to follow design
g ui 'del' I ines established for the district and the conditions of the 2013-23 Amendments to the
Historic Preservation Ordinance.

the plans and recommend a variance be granted for the addition of 314 square feet for th

total floor area Is 3,286 square feet; Outbuilding (garage, storage/workshop) is 814 square
feet, for a total of 4,100 square feet the maximum size per the ordinance. The Preservation
Ordinance allows for up to 3,400 square feet of living space, plus up to a 500 square feet
detached garage plus up to a 200 square feet storage building with the total of all structures
4,100 square feet on the site. The proposed plans combine the ordinance's 500 square feet
garage, 200 square feet storage and 134 square feet of living space from the 3,400
maximum living space to create the 814 square feet garage. The lot size is 21,384 square
feet and the building coverage is 19% which is less than the 40% maximum coverage.
Staff recommends approval of #CA1 7-28 to remove the addition on east side of house,
restore original house, construct new 1 Y2 story addition with partial basement, demolish
existing garage and construct new two -car garage with storage/workshop as per attached
drawings with the condition a variance be approved for the addition of a garage over 500
square feet and all exterior materials, finishes, paint colors, doors and hardware, windows,
