The first is an approximately 3,300 s.f. residence, and the other a 700 s.f. separate structure being used as a commercial Yoga Studio. The owners wish to change the zoning of the property from "CN- Neighborhood Commercial" to "CBD- Central Business District" to allow for the conversion of the residence to an Office use. The Yoga Studio would remain as is. The zoning Concept Plan shows proposed parking improvements, including construction of 3 inset parallel spaces along the Church Street frontage, and an interior parking area with 7 new spaces (one accessible). The 3 spaces in front of the current garage door would remain. There is also an adjacent City of Grapevine parking lot, to the south. The proposed land uses would comply with the current "LC- Commercial Low Density" designation on the Grapevine Comprehensive Plan. The applicant has received continuing interest from the market for an Office use of the main structure, because of the key location near City Hall, but little interest in the Retail uses allowable under the current zoning.
