VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:
X The right-of-way provides for future widening of public streets that will
serve the development of this site.
® The onsite utility easements provide for a utility network to serve the
development of this site.
n The onsite drainage easements provide for a drainage network to
serve the development of this site.
I The onsite access easements provide cross access capabilities to this
site and surrounding property.
X The onsite sidewalk easements provide for a sidewalk network to
serve the development of this site.

B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
E The right-of-way is necessary to provide for future widening of public
streets that will serve the development of this site.
X The onsite utility easements are necessary to provide for a utility
system to serve this development and connect to existing utilities on
surrounding property.
The onsite drainage easements are necessary to provide for storm
drainage improvements to serve the development of the site.

capabilities to this site and surrounding property.
X The onsite sidewalk easements are necessary to provide for a

consider the following motion: "Move that the City Council (Planning and
Zoning Commission) approve the Statement of Findings and the Final Plat of
Lots 2R1 & 2R2, Block 23, Original Town of Grapevine."

constructed, reconstructed, or placed upon, over, or across the easements as shown. Said
easements being hereby reserved for the mutual use and accommodation of all public

to remove and keep removed all or parts of any fences, trees, shrubs, or other

franchised utilities shall at all times have the full right of Ingress and egress to and from and
upon said easements for the purpose of constructing, reconstructing, inspecting, patrolling,
maintaining, and adding to or removing all or parts of its respective system without the
necessity at any time of procuring the permission of anyone.
I have reviewed the City's findings concerning dedications and I do agree that the
statements are true and correct.
This plat approved subject to all platting ordinances, rules, regulations, and resolutions of
the City of Grapevine, Texas.
