CROSSTOWN Date: July 15, 2016 Attention: Perma-Pier Foundation Repair of Texas and Property Owner (via email) Subject: Post -Repair Foundation Consultation Letter Pier & Beam 405 Smith St, Grapevine, TX 76051 Good Afternoon: Perma-Pier Foundation Repair of Texas (The Contractor) retained Crosstown Engineering (CE) to evaluate the installation data in conjunction with limited foundation repairs proposed by The Contractor. All opinions provided in this report are based solely on our review of provided documentation and not by visual inspection by CE. 29 concrete poured sonotubes with steel and 130 LF of triple 2x8 beams have been installed and the structure was reset and re -shimmed with steel according to The Contractor. To the best of our knowledge and based on document review only, The Contractor has performed the limited repairs in substantial accordance with their provided agreement and limited repair plan dated 3/4/16 and our initial consultation report dated 5/3/16, including any approved changes. If visual verification of limited repairs is desired, please contact our office to schedule a visual inspection appointment with one of our inspectors for a small fee. Additional limited repairs may be needed upon our visual inspection. A foundation and yard watering and foundation maintenance program will help control seasonal movement. It is important that the soils be stabilized and maintained with grass or ground cover around the perimeter of the structure. In addition, tree and shrub removal or root barrier installations are advisable if trees or bushes are observed to be close to the foundation. Tree roots can cause "heave" or settlement of the foundation where roots grow and absorb moisture over time when planted close to the foundation (tree roots extend approximately as far or further than tree limbs). We also recommend re -grading the soils around the structure to slope away from the foundation to prevent excessive ponding near the foundation in areas that are not already sloping away. In addition, we recommend that a full gutter system with gutter extensions be installed to discharge a minimum of 4 feet from the foundation (not in landscaped flower beds or any other location that will trap water near the foundation). Ponding near the foundation can cause "heaving" (upward movement of the foundation), settlement of the foundation due to overly saturated clays soil or erosion of soil embedment around the foundation. If the owner, at any time, observes standing water near the foundation, we recommend that they consult with an engineer or a drainage contractor immediately. We recommend pre and post -lift plumbing tests be performed on the sewer and potable plumbing lines. 1 of 3 Observations: Based on the observations made by The Contractor, and our observations of the pre -repair foundation elevations/observations provided by the Contractor, the structure has experienced foundation movement over the life of the structure. Expectations: Because the structure has endured pre -repair foundation differential movement, residual differential elevation and other cosmetic issues may remain such as door sticking and doorway leaning following the limited foundation repairs. The soils beneath and surrounding the structure are known to shrink and swell as the seasonal soil moisture content fluctuates. Moving forward, we anticipate that some cracks in the interior and exterior walls will surface due to seasonal movement within the soils, even after foundation repair. Periodic repair of this type of cracking will be required. Scope of Work Limitations: Crosstown Engineering has provided a review of the provided documentation only and has not been retained to provide a visual inspection of the property. This report is for informational purposes only and is not intended to provide a detailed inventory of defects or a technical evaluation of the property. The Contractor's inspection excludes the framed superstructure, detached buildings, privacy or retaining walls, general site drainage away from the structure, material and soil sampling/testing, and verification of concrete reinforcement or knowledge of the location of interior grade beams, boxed structural members not in plain sight or previous repair work.
