This letter confirms on May 24, 2017 the Historic Preservation Commission approved winth
con,d'i't"lons #CA17-40 for the property addressed 504 West College Street, legally described
as Block.- 5-7, Lot: 5c, City of Grapevine Texas. The following was approved on this
Certificate of Appropriateness:
1. Remove non -original wood deck at rear of house;
2. Construct new 1 -story addition with new deck, to rear of existing home;
3. A variance to construct a new 2 -car 624 square feet detached garage with
storage,
as per attached plans with the conditions a building permit is obtained from th
Building Department and all exterior materials, windows, doors and door hardware
light fixtures and paint colors be approved under a separate Certificate o
Appropriateness.

legally described as Block 5-7, Lot 5c, City of Grapevine, to the Grapevine Historic

Preservation Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended
for the following items:
1 . Remove non -original wood deck at rear of house;
2. Construct new 1 -story addition with new deck to rear of existing home;

a separate Certificate of appropriateness.
Certificate of Appropriateness application #CA1 7-40 was submitted by the applicant David
Smith on April 21, 2017 to construct a new 1,477 square foot 1 -story addition to the existing
home and to construct a new 624 square foot 2 -car detached garage with attached storage.
The house is a contributing structure to the College Street Residential Historic District. It was
originally built in 1865 and has an addition constructed in 2008. The Folk -Victorian style
house was once located on Main Street but was relocated to the present site in the 1940s.
The 2 -story original house features a gable roof with a pair of dormers to either side of the
center entryway and matching pairs of windows on the first and second floors.
The plans for the house renovation, new additions and garage were developed following the
Design Guidelines and the provisions of the 2013-23 update to the Preservation Ordinance.
The original house with its 2008 addition contains 1,890 square feet of living area. The
proposed new addition contains 1,510 square feet bringing the total to 3,400 square feet of
living area, which is the maximum square feet allowed by the 2013-23 Ordinance.

The Historic Preservation Officer, CVB Director and Building Official recommeind a variance
be granted to increase the garage size to 624 square feet, by using 124 square feet from the
maximum of 200 square feet detached storage building allowed by the Ordinance. Total for
the house and garage with storage would be 3,991 square feet which is less than the 4,, 100
square feet maximum square footage of all structures on the site. The site is 21,300 square
feet in size, building coverage Is 16%, (maximum coverage of 40%).
Staff recommends approval of #CA1 7-40 to remove the existing non -original wood deck, at
the rear of the house, construct a new 1 -story addition on the rear of the house; a variance
be granted to construct a new 624 square feet 2 -car detached garage in the rear yard as per
the attached plans following the Design Guidelines established for the College Street
Residential Historic District and provisions of the 2013-23 Ordinance, with the conditions a
building permit is obtained from the Building Department and all exterior materials, windows,
doors and door hardware, light fixtures and paint colors be approved under a separate
Certificate(s) of Appropriateness.
