Demolish existing house and one -car garage;
2. Construct new 1 Y2story period style house with two -car detached garage;
as per attached plans with the conditions #HL17-03 is approved for the property; q,
building permit is obtained from the Building Department; and all exterior materials,
windows, doors and door hardware, light fixtures and paint colors be approved
under a separate Certificate of Appropriateness.

Committee,
The home at 330 S. Church street was constructed in the 1940's.
In my professional opinion it was never constructed properly. The
foundation of the home is very bad shape. From the left side of the
home to the right side the floor drops approximatelyfloor
joist are in poor condition and the current deflection of the floor joist
doesn't meet modem code for livability. The roof joist are also in
poor condition and sagging. The ceiling joist are under sized and
not able to handle the load of a 2nd floor addition. There is also an
addition on the back portion of the home that was very poorly
constructeML . The roof and flashing of the addition are in very poor
shape and could cause severe leaking, which in return could cause
a major mold issue within the home and not safe to live in. There
are many homes in historic township that were built in the early
1900's that were constructed much more solid than this home. Due
to all the conditions stated above the owner would like to request
permission to demolition home and rebuild with the same
architectural style as existing home.
