a Workshop Session at approximately 7:30 P.M. on Tuesday, January 13, 1987
in the Can-nunity Room., #205, 307 W. Dallas Road, with the following persons
present, to wit:
Ron Cook
Vice -Chairman

constituting a quorum, with Chairman Richard Atkins and member Ervin Meyer
absent and the following City Staff, to wit:
H.T. (Tommy) Hardy Director of Community Development
Marcy Ratcliff Planning Technician
Joy Carroll Administrative Assistant
Sue Martinez Secretary
The City Staff has worked for several months revising the Comprehensive
Master Plan and Land Use Map. There were some questions by the Commission
relative to the designation of the flood prone areas on the Land Use Map.
Tommy Hardy noted that some of the areas that were designated as flood
prone were in fact not in flood prone areas, therefore, Staff has
designated these areas as low density on the Land Use Map.

There was some question as to whether or not a replat had been signed on
this particular subdivision. It was noted that the replat was tabled from
the April 15, 1986 meeting.
The applicant was present to speak concerning the tree removal situation.
He informed Staff that at the time he came to the City for a tree removal
application, he was not aware of the Tree Preservation Ordinance. It was
noted that approximately 47 large caliper trees had been removed prior to
application for the tree removal permit. It was also noted that it was
difficult to tell where the trees had been removed, because at the time the
City inspector was instructed to investigate the situation, the trees were
all stacked up in a raw.
It was suggested by Tommy Hardy that the Department of Community
Development get together with Engineering to have some written
information available to people concerning the Tree Preservation
Ordinance, at the beginning of a development.
The Commission discussed having the applicant replant approximately 18
trees between the 6 buildings and having them spread out in a way to look
aesthetically pleasing.
Following discussion, Gil Traverse made a motion to accept the tree removal
application with agreement of replanting eighteen 3" or larger caliper
trees and Catherine Martin seconded the motion, which prevailed as follows:
Ayes: Cook, Traverse, Atchley, Engholm and Martin
Nays: None

The Planning and Zoning Adhoc Committee to review Section 60 will meet
January 15, 1987 to consider changes to Grapevine sign requirements.
Marcy discussed a list of proposed Sign Ordinance changes concerning pole
signs, as proposed by the Adhoc Committee.

1.) There was a brief discussion of the plat of One Main Place relative to
a variance request.
2.) Discussion of trees in Shadow Glen IIA. It was noted by some of the
Commissioners that the trees being planted are very small,
approximately I" caliper. There was also discussion of the proposed
park and the proposed contract agreement for that park.
3.) There was discussion of whether or not the CcXMIission would want to
schedule a workshop to discuss new revisions to the Transportation
Plan. It was the consensus of the Ccmnission to not have another
meeting on it, but to wait until it is presented at the public
hearing®
There being no further business to consider or discuss, a motion was made
by Catherine Martin to adjo urn the evening's meeting at approximately 10:00
P.M. and Peggy Engholm seconded the motion, which prevailed as follows:
Ayes: Cook, Traverse, Atchley, Engholm and Martin
Nays: None
Absent: Atkins and Meyer
