ZONING APPLICATION Z87 X9 - MR. ROBERT LINDLEY
In the earlier public hearing session, held jointly with the City
Council, those present were advised that the subject zoning application
was filed September 16, 1987, by Mr. Bob Lindley for 515 East Northwest
Highway for the purpose of requesting "HC", Highway Commercial, for the
purpose of utilizing an existing structure (presently non -conforming to
"CC", Community Commercial District regulations) for a body shop (B & B
Auto Body), which would not be allowed in the "CC", Community
Commercial District.
Those present were also advised that if the City Council approves the
zoning request on first reading of the ordinance, it would be
contingent that variances are approved, this same evening by the Board
of Zoning Adjustment. Then a second reading of the ordinance may be
considered by the City Council. Mr. Hardy also advised that the Master
Plan indicates commercial for the subject 15,000 square foot site; then
Mr. Hardy introduced Mr. Bill Hudson, real estate agent, who advised
that when Mr. Lindley purchased the property, it was believed that the
proposed use would be permitted as zoned; then later was informed that
he must request rezoning to "HC", Highway Com-nercial for a body shop,
without outside storage. Then Mr. Lindley offered camments, noting
that for his business, there would be no outside storage of cars. In
answer to questions Mr. Hardy advised that an autcmtive repair shop
involve interior motor repair and body shops pertain to exterior work
of cars. The variances needed for the tract were briefly discussed.
