First, Marcy Ratcliff, Planner, advised the Planning and Zoning
Commission that it is a consideration to reduce the amount of required
front yard and open space requirements of the HC District. Desires of
the Legislative Affairs Committee Meeting relative to Northwest Highway
was discussed. Then the Commissioner's consensus was to possibly allow
the open space requirenent to be reduced from 15% to 10%, to possibly
reduce the front yard requirezmnt from 25 feet to 10 feet, to eliminate
the building coverage restriction, letting the open space and required
parking area dictate the maximum building coverage, and to allow 2
story buildings within the maximum height of 35 feet.
Following further discussion, no formal action was taken on this item.
Next the Commission heard a presentation from Mr. George Field, as the
second item. of agenda order rather than the scheduled fourth item.
Mr. Fields described the proposed Stonegate II project relative to lots
sizes, widths, the one and one-half acre affected by the April 19,
1988, City Council denial, park enlargement and improvements, fencing
and the stone column entryway. Renderings of the proposals were
displayed and discussed.
Mr. Fields noted that the surrounding neighborhoods are offering their
support for the proposed development.
