Wall Street Grapevine, Texas Moisture was observed standing in the north crawlspace and appears to be grey water from a plumbing leak. The source is not known at this time. If a leak is discovered repair leak and allow the crawlspace moisture content to reduce to a drier condition. If moisture continues, it may be from rainwater runoff and the following recommendations to improve the exterior drainage are proposed below. RECOMMENDATIONS It is recommended that the following repairs be made: 1. Check for and repair any plumbing leaks. 2. Replace sub -standard vents at north crawlspace with vents that will not be covered with future exterior paint jobs. 3. Install gutter along north side and discharge away from the foundation. 4. Consider installation of a permanent blower fan and/or dehumidifier in the north crawlspace. 5. The foundation can be re -shimmed at a future date when crawlspace soils have dried. Reset/re-shim interior piers at that time. The above repairs are designed to correct the most probable causes of moisture in the crawl space. If the crawl space remains wet after the above repairs have been completed, contact this office for a re -inspection. There are other less probable causes of moisture that may may require additional repairs. Foundation movement can be caused by seasonal variations in the moisture content of the soil. A consistent foundation water program should be implemented on all structures to minimize foundation movements. During dry seasons of the year, soil should be watered evenly. During wet seasons of the year, water should flow away from the foundation at all times. Limitations of Liability: This structural. inspection was conducted in accordance with generally accepted practices and procedures. The inspection of the site was limited in scope to a visual examination of the exposed interior and exterior finishes on the structure and of the adjacent ground surfaces. Destructive analysis of the foundation was not performed during this inspection. The repairs recommendations, if any, are intended to be the most cost effective and practical solution to common foundation problems. Installation of piers around a part of the foundation is intended to reinforce the areas which appear to have deflected since construction of the building. Underpinning will not improve the performance of the foundation in non -underpinned areas. Most buildings are not constructed with the ability to perform as a structurally suspended slab; therefore, installed piers will not prevent adjacent exterior or interior walls from settling. Wall Street Grapevine, Texas To Mike Kellerman, Per your request, our office inspected the above referenced building; foundation on January 28, 2016. The purpose of this inspection was to visually check all exposed portions of the foundation and note any structural deficiencies. This existing one-story building; is constructed of wood framing with wood siding exterior supported by a pier and beam foundation. All exposed portions of this foundation were visually inspected from the interior, exterior and crawlspace. For the purpose of this report, the building faces generally south and is seventy-seven and seventeen (77 & 17) years old. The following items were noted: INTERIOR Sheetrock cracks: Office 1: Over door, over window, over entry. Office 2: Over window, over closet, southwest corner. Office 3: Over door, over window, over office 1, south wall. Kitchen: Over door. Hall: Over bath door, over office 6 door. Entry: Over office 2 door. Hall Bath: Over door, southwest corner. North Entry: Over office 3, ceiling separation. Office 5: Northeast corner. Office 2 Bath: Southeast corner, over door. Office 6: West wall, southwest corner, over window. Conference: Northwest corner, under window. Doors out of square: Conference door slightly out of square. All interior floors were measured using an electronic compulevel. These elevation readings indicate that the foundation levels exceed the ASCE allowable limits of 11/16" per 20 feet. Wall Street Grapevine, Texas Extensive repairs may be necessary to fully reinforce the building according to accepted building codes. This option is available to the building owner, however, it is standard practice to only repair areas which have failed and make additional repairs as necessary. Soil borings may also provide additional information regarding underlying soil conditions. This information is not provided, nor is required for a level B inspection. If further evaluation is desired, the building owner may obtain soil data from a geotechnical testing facility and provide it to this office. Locations of existing piers if any are approximate and locations were provided by others. This report does not guarantee the quality or exact locations of any existing structural repairs. The behavior of the subject foundation and soil area was taken into consideration to up to the inspection date. The results stated in this report are based on the information provided to the engineer and on the conditions observed at this time of inspection. Other problems may become evident as the seasons and climatic conditions change. Such problems or the advent of additional information may be reason to revise the report. Not all defects are noted in this report. No foundation warranty is expressed or implied by this report, and no warranty is expressed or implied about the future condition of the foundation systems. This report is consistent with a Level B evaluation as described by the Texas Board of Professional Engineers Policy Advisory 09-9$A.
